"You have the Wrong Provider we do not do any Power washing work in the Brox"
Prime Home installed a new roof in 2011 and I thought at the time they did a decent job. They were fairly responsive and did the job quickly and cleanly.
Soon after the problems started. The chimney flashing was leaking. They had to come a few times to try to fix it but only kept putting more caulking. Apparently that had worked for a while until a few months ago the leak started again.
I called them to setup an appointment. No one showed on the day, no one returned any calls.
I got several other contractors and all of them determined the flashing was not done correctly the first time.
I had to completely remove the 4-year old flashing and replace it with a new one.

Stage 1- The shoring of the entire interior of the building to make it safe to work in. Prime said they could start immediately and get this job done efficiently and economically. Stage 1 was a disaster with many wasted days of 1- 2 laborers with no foreman thus no leadership- no production. Plans were not followed in many areas and the much of the shoring had to be rebuilt and redone due to inferior materials and workmanship. As a result I had no intention of re-hiring prime for the actual rebuild of the building. I started to solicit bids from quality Contractors for Stages 2&3 . Prime(Mel and Gino) met with me and assured me that stage 2 would be done with their premier foremen and laborers and that they would work thru the weather, 7 days a week until this job was complete. They told me it would take 3-4 weeks max to complete the job. I took them for their word and awarded them the contract for stage 2.
Stage 2 -Removal of the old cinder block and rebuilding of the entire exterior 2nd floor. For the most part- Prime came thru with the promise of a good crew and the foreman Eddie was thorough and honest- unfortunately Eddie went missing much of the time to other jobs and as what usually happens- the quality gets lost. The labor of removing the block was a brutal task and Prime did a fairly good job removing the block from the building but was grossly inefficient in removing the debris from the site in a timely manner. As a result- the debris built up everywhere on the site and quickly became a toxic dump with black dust and rubble everywhere on my property and surrounding properties. I was told that there would be a daily cleanup and this absolutely was not the case. Additionally- Live electrical boxes(5) were simply buried in the new walls, insulation was omitted from an entire wall, The interior of the building was left open to the elements constantly with dust and freezing weather blowing thru out. Blacksoot was tracked thru the carpeting and floors creating a huge mess for my tenants space. Plans were not followed as drawn out by the engineer and I was not alerted to these omissions.Last but not least- Prime wanted to be paid in full in January 2015 but due to the weather they could not complete the job as stated in the contract. Mel promised to return first thing in the spring "as soon as the weather breaks" to finish removing the debris (which was everywhere), attempt to remove the stained concrete sidewalks from the debris field with power washing and acid wash, fill the cracks and holes in the foundation with cement, resurface and exterior staircase and paint the lower half of the building with 2 coats of paint. I told Mel I wanted to hold $5000 until the job was complete but he pleaded that he needed the last payment to pay bills.Unfortunately I reluctantly paid them in full for everything except apprx. $1200
I contacted Mel in April 'when the weather broke' and after a few tries of trying to contact Mel- he informs me that he cannot get to my site until at least 3 weeks- weather permitting. 4 weeks went by and I heard nothing from Prime. I tried 4x to contact Prime with no luck. Finally Mel texts me back and states- He can send a painter on the following saturday. SEND A PAINTER?? I needed laborers and skilled men to cleanup the mess they left me with. I told them I couldn't wait for 'A PAINTER on a saturday'. Clearly they had/have no intention of fulfilling their promise to complete the job.I have not heard one word from Prime as of this date. I have spent an additional $6500 getting the work done that prime was supposed to finish. To top it all off. Mel has the nerve to text me and I quote " you are not a man of your word in all aspects of business"! I asked him to simply state ONE FACT- when I was untruthful with him - just one! he said he did not have time to do so. This man made a huge mistake attacking me personally when all I did was make sure my building was rebuilt correctly and not in an unsafe manner which would've been done had I not been on the site 7 days a week- 12 hours per day making sure the work was done correctly. My insurance company would not cover one dime of the renovation due to the fact that it was an ongoing problem. Despite this financial hardship I scrambled for finances and I paid Prime in the timely manner in which they required- never missed a payment and did everything asked of me. I will state this fact. Prime will cut corners anywhere they can. They will tell you they will do something and it doesn't get done. They will conveniently forget telling you that there will be a credit issued for areas not needing renovation.They will take their skilled men/foreman off the job and leave the job undone or done improperly. Prime will leave you hanging with a job not finished and expect payment in full.
Stage 3- Roof removal, replacement and gutter installation. - Let me just say this. Prime was in charge of completely rebuilding my building from 9 ft below the roof rafter tails to the roof ridge. They had a blank canvas in which to rebuild with proper Ice and water shield, roofing and siding. This past winter Prime completed the roof and exterior by Jan.15th. In February we got loads of snow and Ice. My building leaked horribly due to Ice damming. I asked Prime about this problem and they stated it was due to the heat in the attic. I contacted numerous roofing contractors regarding this problem and EVERYONE of them stated that given the fact that prime was working with a completely new surface area- they failed to install the Ice and water shield correctly as if done correctly- ice will indeed form at the gutters due to attic warmth but will not penetrate the building with proper Ice and water protection. Last but not least - the Gutters had two seams. Both leaked as if they were never sealed. It took 2 months for prime to seal the gutters.
As I stated- If I were not on the job site every day during the entire project I would've had live wires sitting bare in the walls, I would've had 50 linear ft of a new exterior wall installed without ANY insulation . I would've had no caulking on the bottom sills of the new siding, The new siding would've failed in a short time at the base as prime originally installed the base incorrectly. (I made them tear it out and re-do it correctly). The rain water would've filled the lower existing concrete blocks with huge amounts of water with no place to drain adding a severe mold,mildew and eventually a possible foundation failure simply due to Prime not protecting the open/ exposed foundation blocks from the rain. (I had to cover these open areas no less than 3x during torrential downpours with tarps to insure water did not enter after the crews left at night). Additionally- I made endless trips to the supply houses picking up masks, screws, lumber, sheetrock, sand, concrete, expansion bolts, drill bits, caulk, glue, tape, tarps, plastic, and more. All of which I never asked for a dime in compensation either for my time or the materials. I simply did it to keep the job moving. All this material should have been on the site - supplied by prime - this is what responsible contractors do.
In the end- all I asked for was what I was paying a huge amount of money for- a job done right and efficiently so I could get make Tenants back in the building. In the end all I got was a huge mess left with an unfulfilled promise to finish it. In the end all Prime could do was insult me with no basis. In the end It was Prime who was untruthful.
"It would have been better if you could have tales posted the pictures of your building so people could see that your entire review is made up of lies and total anger. You had building that was deemed condemned by the Building Department. We brought the Building back to Life. There were things that we agreed and others that we disagreed but it was never personal. "Thank you for your review. When it comes to roof ice cleaning it is a type of service that only occurs once in a while when winters are harsh. When we do have harsh winters with more than average snow falls we get hundreds of calls with in a few hour period, we accommodate those calls on a first come first served basis. We don't have any records of you ever calling our office or anyone here ever speaking with you. We know that the List is large and that it does offer a large number of contractors some with similar names.
