Observations of project work (MID HUDSON INTERIOR FINISH, INC.) Brian Krzeminski · 1) Excessive time to complete work, 23 months verses 4 months as promised in our contract (did not finish) o Broke contract by going much longer than agreed to get work done o During the first six months of 2011, he was on site 43 out of 180 days o We asked him to leave on 8/18/2011, he was still not done with our work o Stated many times that he was out of money that we paid him · 2) After about six months Brian got rid of his crew and began working alone · 3) Displayed unprofessional work habits o Did not function as a general contractor, blamed errors on his tradesmen o Often on site around 10 AM, gone before 4 PM o Very unorganized, frequently leaving work site to get materials o Used our new garage as his personal work shop (asked to build items for other clients) o Construction & personal debris left around property for months · 4) Very poor communicator o No plan to get the work done o Accepts money for changes and then waits months until starting the work o At times he performs work changes as asked, then complains months later about doing additional work for free o Leaves one work task to start to start another, unable to finish a task completely o Changes made without notification or permission § Basement foundation § Front roof line o Not showing up for work for days on end (numerous excuses; sick, vehicle, deaths, weather, kids, etc.) o Storming out of site when angry o When confronted with problems became verbal & confrontational · 5) Taking out Mechanics lien for items done in past (without a change order for approvals on cost and time) · Takes shortcuts when he thinks he can get away with it. o Rough drywall taping in closets o Paint over bad drywall o Deck stairways not built to code o All CO violations (11 on first inspection) o Rough edges on painted doors and trim o Improper cabinet installed over frig o Grout problem in Master bath ? tiles could be loose o Sinking basement floor
