"We provided an estimate for a roof repair in September 2006 for [name removed] through a recommendation by her parents and Aunt. We were shown the front entrance roof area that was being repaired and having the ceiling replaced by her father, due to the roof leaks. She and her father requested an estimate on repairing the base of 3 valleys. We provided her a cost of $ 1,335.00 for the repair to tear off and install a 10’ x 5’ EPDM rubber at base of valleys with the proper tie in under the existing deteriorated shingle roof as per manufactures specifications. Our experienced salesman highly recommended a complete roof replacement rather than the repair to prevent the possibility of leaks coming from above. He agreed to help them out with the repair rather than a costly roof replacement due to the relationship we had with her parent’s and Aunt installing their roofs some 10 years ago. She experienced a leak several days later and we immediately responded to service her roof and upon further inspection from the attic we found the leak to be coming from the roof sections above. We attempted to repair the valleys, cracking shingles, skylight flashings, and nails protruding through the shingle tabs at no additional charge. It should be understood that this was a repair and an attempt to save her money rather than a complete roof replacement. In March 2009 she had another leak and decided to contact the BBB to make a complaint. She sent the BBB and us a letter stating that other contractors advised her that the shingle roof sections above the flat roof needed to be torn off and replaced. She provided the BBB with an estimate from another contractor and his estimate Stated; 1. Remove all areas of roofing down to deck. Remove all debris from owner’s property. 2. Install W.R. Grace Ice and Water shield along both valleys and along the entire top of the membrane (EPDM) roofing. Tuck the top of the ice and water shield under the existing roofing felts. Their contract did not state that they were removing the EPDM so it is assumed they are re-using the EPDM we installed. This is exactly what we explained to her during the first visit. The matter was settled with the homeowner through the assistance of the BBB. We have been in the Roofing business for over 86 years spanning 3 generations and warrant all of our complete roof installations; most come with Manufactures inspections along with 100% labor and leak coverage, but not on repairs such as this. The Terms and Conditions in our NYS Legal contract are no different than any other professional contractor or home builder’s contract. Our contract was written by a local Buffalo Attorney with proper and legal protection for the homeowner as well as what NYS requires."
