I cannot stress enough, please do not use this company.  Today I'm going to finally deposit my final checks which is security deposit, and call it a day.  I considered hiring lawyer due to number of issues, but my main concern is that no one else use them.  Being able to write review here, and contact Better Business Bureau is enough.  The lack of professionalism was quite honestly the worst I've experienced.  There were issues with every part of this relationship but the one that had the greatest affect on me was any repair work they did.  Money lost to me now.  This after I had to get involved several times long distance because they didn't call back tenant or make appointment on time.  If you can believe it, in the end of lease agreement I had issues with security deposit and how tenant left house.  In the end, my tenant hated them so much we were able to negotiate on phone and solve our differences rather than use the actual company that was supposed to be managing our relationship.

"[member name removed], Let me first say that we are disappointed to have had a successful relationship up to the point of the tenant moving out and you moving back into your house. There was certainly some misunderstanding around the condition of several items when you moved out of the house and when you moved back home. Additionally, it seems there was some confusion about who is responsible for the tenant lease obligations. The condition of the house when you moved out was documented by pictures and our sales and leasing agent when we took over. Similarly, when the tenant moved out, we documented the condition of the house. The accounting of the security deposit return is based on material damage caused by the tenant, beyond normal wear and tear. We calculated the cost of the damages in our move out report and provided that to you for approval. You requested a number of other items be charged to the tenant that we were not in agreement with. In order for you to fully assess the tenant as you saw fit, we sent you the deposit for final calculation beyond our move out report. Move outs and move ins are never perfect, like much in life. But we certainly do our best to work from standardized checklists that have proven successful in the courts when tenants have contested our findings. Again, as your agent, our goal was to represent you well in this turnover. We're very sorry for any shortcomings in service that you found and we've noted your remarks and will keep these in mind as we continue to improve in all areas of the business. As a company, we handle more than 100 apartment/home turnovers and new placements annually. We found BCG Property Management through Angies List in 2010.  We signed up with them, based on Angies List grade.  We now believe that the "A" rating review was posted by a BCG employee, not an actual customer.  BCG very clearly took advantage of us as a long-distance property owners.:
Work orders were inflated.  Repairs were over-charged.  At times, repairs were billed and paid, and then later we discovered that they had not been completed.  Agreed upon service quotes usually came in higher than the agreed upon price.  
We also had numerous complaints from our tenants about BCG services and responsiveness.
I think that this company's priorities lay elsewhere besides property management.

This is the worst property management company. I used them for a house I had just purchased to be used as a rental. The house
was vacant. They did not find any tenants for the property. It was the start of wintertime and the cold temperatures. They
neglected the property and as a result I had burst radiators and pipes throughout the property. The house looked as though
a bomb had hit it. Extensive damage! They totally denied it. My insurance would not pay and as a result their negligence
cost me over $20,000. My advice stay away from this company.

"(removed member name) purchased a house in buffalo in the middle of winter and then hired us to manage the property. We were not involved in brokering either side of the sale, but rather our services were engaged post sale. Apparently, (removed member name) didn't put utilities in her name so when we arrived to begin management of the property the water pipes burst. We immediately advised (removed member name) of the situation and were surprised and alarmed to hear that (removed member name) had not opened utility accounts on this multi unit building. When buying a house, utilities should always be a consideration; especially when it's the dead of winter. This transfer of utilities should have been done well in advance of the time of closing, as part of the sales process. This is a very unfortunate situation (removed member name) and we are extremely disappointed that we were unable to help here. Caution to readers: It's tremendously important to line up your real estate team well in advance of closing on your new investment property. It's never fun to be scrambling after the fact.
