Christina Pase came to see my home. She arrived on time and was pleasant. She submitted a written appraisal to the lending institution where I had applied for a home equity loan. They sent me a copy of her appraisal. The appraisal was about $100,00 less than what I considered to be the fair market value of my home. After looking at her appraisal and looking at recent sales in my area via MLS, I think her appraisal was ridiculously low. I submitted a three page letter with specific reasons why I thought the three homes she chose to compare my home to were not good comparisons, provided three other recent sales that I thought were more comparable, and other material to support my belief that my home's market value was much more than what she had appraised it for. She chose homes that were not as well maintained as my home, did not have a finished basement, did not have a pool, were on a main road, were not of the same high quality construction as my home, and other substantial differences. Pase Appraisal told the lending institution that they would not modify their appraisal.
