 + -1 moreContract Manager's estimates of costs were grossly understated. Bids for unchanged scope of work were accepted for more than the original projection for that item of work. Bids were not obtained for significant items of originally planned work. The Contractor's actions/inaction substantially increased costs of the project. The increases were not disclosed until a significant amount of the work had been completed. The impact of the Contract Manager's failures was an almost doubling of the cost of the originally planned work.
Description of Work: Design services for demolition and building of new residence. Pre-construction services for the project. Providing detailed line item estimates of costs for each item of work to be performed by subcontractors. Construction management of the project including obtaining of subcontract bids, awarding bids, providing daily project management on the site, management of subcontract scheduling and performance, management of changes, management of cost controls and overall scheduling and quality control.
