The Nothnagle listing agent made arrangements to use Guardian. It has been over 30 years since I last bought a home, so I initially failed to recognize the cozy relationship that some realtors have with home inspectors to perform a superficial inspection for $300 (paid by the buyer) in exchange for for future business. When you read all the disclaimers, you realize that the "inspector" accepts virturally no responsibilty for anything. In this case, it appears that the agent and inspector spoke before the meeting about a couple of obvious concerns that I identified (no sump pump in crock or discharge plumbing) and significant gaps in skylight window trim. Other issues that I identifed after the $300 inspection included: four large (each 24" in diameter) oil spills/staining in garage, broken exterior locks and missing keys, broken ceramic tile paper holder, air conditioning was not inspected and needed repair, roof and gutters were not inspected, damage to hardwood floors was not identified, deck was in bad need of resurfacing, old paint was splattered on tile floor in back hallway. They most concerning issue was that Jack Kamaan inspector reported the the house didn't need a sump pump or plumbing because it had a gravity drain which was false and not consistent with the Town plumbing inspector or 8" of standing water in the crock.

i thought my realtor had put me in good hands finding a home inspector. This home inspector was not worth it. I could have done it and did a better job.
