Very smooth, but I knew the mortgage product I wanted, which simplified all discussions. They accommodated payment of the appraisal fee by a third party and waived the application fee because I was a referral. The $1025 cited above was the loan origination fee. The APR of the loan was competitive; I think I could have done better dealing directly with a credit union or on-line mortgage originator, but I was working against a deadline so chose a local brick and mortar business.
