I met w/6 contractors (including Shamus), he stood out to me and I got good vibe and went with him. I have used family contractors in the past, never used a contractor I didn't know. This was by far the BEST experience I have had. The communication was more than I could have asked for, he stayed on budget, and on time, he was trustworthy, patient w/my children and dog. We are so happy with everything. He gutted our kitchen, took out a portion of our wall, reinforced w/a support beam, installed window, sided house, installed 2 entry doors, and installed doorbell. This was a big job and Shamus was here everyday on time and worked weekends also. He was in constant contact with me, always asked instead of assuming and was extremely approachable. We have a lot more projects in the future and would use Shamus and also refer him to others. It is hard these day's to find an honest, hard working, kind, patient, family man - we certainly got lucky.
Everything went very well. Seamus knocked down 2 walls , put up a supporting beam, installed new hardwood floors, installed new cabinets, new counter tops, new appliances, new lightning etc,etc Seamus and his assistant showed up on time every morning and worked non-stop all day.
They completely sealed off the new room so we were able to keep functioning in the other half of our kitchen. The most important thing that Seamus and I were able to communicate throughout the whole process so we both new what to expect. The entire renovation was completed in 3 weeks. Many other contractors we had received higher estimates from said it would be at least a 2 month project. Now our large family can all fit comfortable in our new kitchen !! And we love it. I will have Seamus back for many other projects in the future.
Today is 8/4/15, and new contractors are here today to finish the work that James started and left us with on 6/26/15.
James did not even tear a piece of the plastic Tyvek when he was here on 6/26/15 so I am not sure how he thought that we needed 2 new entire window units to the tune of 8,000. He did not check the framing which is behind the insulation. The 2 guys here today, from another construction co. (on the BCB website), removed the old wood from under the window, pulled out some insulation, and showed me the framing and showed me that "there is nothing wrong with this wood and you do not need new window units". Photos taken for documentation purposes.
They are replacing it with new lumber and are going to use "ice and shield paper" to prevent any snow or water from getting in in the future. They will also prime and paint as needed, and redo the picture frame trim that was originally on the house. I called the co. that is here today and got very good references.
They are filling in the nail holes in the azec vinyl trim that James did.
They also included in their written estimate that they would also use azec vinyl under the windows, new flashing, and a vapor barrier. to prevent any further problems.
I have documented with dates and times 19 estimates and opinions from other carpenters, contractors, handymen, Rochester Colonial Windows, and not one of them said we need new window units. This is how I spent the summertime between 6/26/15 and today, 8/5/15. Today is my daughter's birthday, and I cannot join her for lunch, as I am here while the 2 competent carpenters are here to finish the job.
I am just so glad that I found a company that is here to help and finish the job as per proposal and contract. It really is best to take your time to find someone who won't, like the song goes, "Take the Money and Run".
Each day he cleaned up after himself and left everything as it was. He is good at communicating problems and potential solutions. For example we had a choice to re-board our entire deck or to cut close to the house. He was patient while we had to make some difficult decisions. He had an associate that was also professional and did good work.

These days it is hard to find a good contractor that won't cut corners. I am please to say Seamus is excellent. Our job ended up being bigger than expected. Seamus went way above and beyond my expectations on a tough schedule as we wanted all this done before a wedding. He even came on a Saturday to fix some additional siding that had cracked behind our shutters so we could start painting.
I highly recommend him.
Seamus did a beautiful job creating one in a closet for us. He and his
associate arrived promptly, did a very tidy job and even finished a
little ahead of schedule. It was a very professional job and we look
forward to working with him again in the future.
Seamus was prompt with his quote and though he apologized for having to put the actual work off for a week I considered that to be remarkably fast. Over the past few years I had called two other contractors to look at the window and they were clearly not interested in doing the job. One did not get back to me and the other gave me an astronomical price. I thought I would try one more time and found Seamus on Angie's list He did great work. The window is solid as could be and looks good too. We wanted to keep our old window as it matched others in the building and he worked with what we had. Seamus was very pleasant, he left the work site clean and neat, his price was reasonable and we couldn't have been happier.
When we remodel our family room/kitchen we will definitely be calling Seamus.
Seamus was originally contracted to replace cedar siding prior to having the house stained. (A shout out here to Kevin of Kevin Herington Painting for recommending Seamus to do this work.) While replacing the siding, Seamus discovered significant rot around and below all window units on the front of the house. This included one first floor 3 pane window, three additional first floor windows, and three second floor windows. After reviewing with Seamus, we agreed to replace all seven front windows, and essentially re-build a significant part of the house's front exterior walls.

For the siding:
Seamus inspected the entire house to determine exactly how much siding needed to be replaced. Seamus took care of obtaining all the new siding, removed the old siding, installed the new siding, and disposed of the old siding. When doing the last section (the front of the house), Seamus discovered siding that could easily be pushed in, indicating something seriously wrong underneath the siding. He called me to review his findings when he removed the questionable siding.
Wall repairs / window replacements:
Seamus did the following:
- Built a wall jack under the wall containing six of the seven windows so the wall had support once he removed the rotted components.
- Removed all damaged siding, the old windows, damaged insulation, and all rotted wood, including the ends of joists, bottoms of studs, etc. The amount of rotted wood was extensive.
- Rebuilt all structural components of the external walls, and rebuilt the window rough opening. This also was an extensive operation.
- Did some minor electrical work, when necessary, while re-building wall and window openings.
- Obtained new windows from retailer.
- Installed all windows, including installing a moisture barrier, and injected foam insulation.
- Repaired and sanded all sheetrock around all newly installed windows.
- Trimmed out the interiors of all windows, and re-installed (in some cases replaced) the interior moulding under the newly installed windows.
- Installed new cedar trim boards, siding, and panels around all rebuilt areas.
- Disposed all replaced materials.
**********CONCLUSION**************
Seamus did an excellent job. We are extremely satisfied with the results. He was always on time. Seamus was always present at the site. He has helpers, but seems to do a majority of the work himself. He is a stickler for ensuring the locations he was repairing were well covered and protected. He always did a great job cleaning up - every day. He always left the site as it was. He is very pleasant to work with, and consulted with us on other possible improvements.
Not only would I hire Seamus again, I am currently in the process of contracting him to install hardwood floors in our living room.
1. Ever since we moved into the house a couple of years ago (but built in 1990), we were largely unable to open and close the pair of French doors leading to the patio. Even though the doors stuck, we experienced strong drafts with these south facing doors. We thought a simple repair to the doors would suffice, but were shown that this kind of repair - if it worked at all - was not getting to the root of the problem. In both cases, the bottom supports to the door framing were unstable and subverted by moisture causing rot, warping and sinking of the actual frame. We opted for Seamus to custom rebuild the door framing and the underlying support of the bottom door frame - which Seamus did. Since the doors themselves had not shifted, only the addition of new gaskets was needed to provide airtight sealing of the actual doors. The problematic portion of the repair was the inability to fully re-square the bottom sill with respect to the doors. Seamus' solution was the build the sill to perfectly fit the space between frame and the door. He fashioned a matching hardwood sill, water-sealing it for permanence The doors now close with snug air-tight fit.
2. We recently noticed a water stain above the kitchen dining area. When Seamus opened that area, he found a leak in the second floor bathroom toilet seal and rot in the surrounding ceiling and adjoining wall. Obviously, this problem took a long, long time to work it's way through the water-resistant ceiling materials used for the original construction. After re-seating the toilet and cleaning up the between wall mess, Seamus waterproofed and closed up the area, leaving a perfect ready-to-paint ceiling.
We greatly appreciate the professional quality of Seamus' work, as well as his hard-charging work ethic, communication and his tidy work habits. We knew then that he would do more of the repairs and improvements we need around the house. We think there is no job too big or small for him to complete sucessfully.
This is a very complex oversize latticed window with crank opening mechanisms on the left and right, and a singe-paned center section. Seamus measured the unit for special order. We were quoted for various style and quality (cost) replacement windows. It was a month before the several hundred pound window unit was delivered. It took over two days for Seamus to remove the old unit and install the new window and associated framing and moldings - both inside and out.
Aside from moving the window into place, where Seamus had three men to help, Seamus did all the carpentry and other work himself. The window was anything but simply tossed in. The internal framing, insulation, isolation and waterproofing was done meticulously. (Watching Seamus work with his carpentry and building skills is watching a true artisan in action.)
We now have a better quality window than the original was when it was new. The styling symmetry perfectly matches the other windows in the front of the house. We are totally satisfied.
Seamus arrived as early as we would let him start daily, was prompt and pleasant to work with. He carefully helped us to select the right quality window by carefully discussing the practical aspects of all the many construction and materials options of window manufacture. Only name-brand, nationally recognized, top quality manufacturers were considered. This removed much anxiety from making a selection for this major repair.
His work was neat and tidy, leaving all areas spotless each day. We consider this price to be very fair given the quality of the window and installation.
Note: Interior priming and finishing the window interior was not included. The window was left in 'ready to paint' condition.
He removed the damaged and uneven tiles. There was some damage from water behind these tiles. Seamus repaired the damage and reset spare tiles (almost 25 years old, luckily they were saved from the original installation), then grouted them in a perfect match to the grouting of the undamaged areas. Areas with stained or questionable grout were stripped and re-grouted. Several areas along the wall seams needed caulking.
Seamus was perfectly neat and clean. Our bedroom carpeting is a very light off white. He completely covered the the carpet and cleaned up after himself.
We appreciate Seamus' professionalism and work ethic. It is rare to find someone with his hard working ethic and deep experience with all aspects of repair and remodeling.
We ordered the teak hardwoods and had them delivered to the house. As we let the wood cure for a week we coordinated scheduling with Seamus and he was very prompt to install the flooring. He stripped the vinyl flooring down to the subflooring as well as tore out the carpet in the den. He was meticulous with hammering down all the nails and doing all the prep and clean-up prior to the install...he was very thorough!!!! The floors came out amazing! I will include a photo.
After the hardwoods were installed he ripped up the old slate stone we had in our entry and installed new tile...looks very nice and so much easier to clean.
Seamus was very helpful with his expertise and recommendation for both the tile and hardwoods.With older homes, you never can tell what you might run up against once you begin ripping up the floors. He was very insightful as what would be needed to make the floor flow and be leveled.

2. Installed crown molding in kitchen and family room.
3.Installed gas line for our new stove and installed the stove.
4. Installed and ran the electrical service for our microwave
5. Repositioned the TV cable and electrical outlet to accommodate our new TV.
6. Prepped walls and moldings prior to painting.
7. Installed new baseboard molding in kitchen and family room.
8. Designed and installed fixtures in kitchen ceiling to accommodate a hanging potrack.
9. Ran an additional outlet for island in the kitchen.
10. Also reconnected garbage disposal and disposal piping for new sink,

12. Installed and grouted tile backsplash throughout the kitchen.
13. Painted walls and moldings in kitchen and family room with 2 coats of paint.
14. Installed all new hardware on kitchen cabinets and drawers.
15. Strengthened island in kitchen to accommodate extra weight of new granite countertop.
16. Realigned the rails of several kitchen drawers that were not opening and closing properly.
17. Installed several new doorknobs both inside and outside doors including 2 deadbolts.
18. Replaced all existing old outlet and switches in kitchen and family room with new ones.
NOTE:
Every task performed by Seamus was done completely to our satisfaction. We consider Seamus to be a master craftsman and would highly recommend him to anyone.
