This project was completed 5 years ago and had a 1 year warranty. The stone wall looked very nice in the beginning however I'm finding many loose stones that I have had to re-mortar. For the price I paid, that should not be happening and I'm concerned about what will happen in another 5 years. I was told by the owner and contractor, Vincent Buffone, that the patio would be a certain height and that it would be pitched for proper drainage. I've learned now that verbal agreements are totally the wrong thing to do since I found late into the project that the job was done on the cheap and the agreements weren't adhered to. The patio was not pitched properly, in fact, if I didn't catch a mistake in time the rain water would have actually come into my kitchen if I didn't check the pitch myself. When I told the contractor that the water was draining into the kitchen, his response was "why didn't you tell me sooner". You could imagine my anger when I told him that why should I be tell him how to do HIS job!! This was one of the worst contractors that I've dealt with that worked on my house and I've had many. I would not only NOT recommend him... I would stay clear of even getting a quote. The only thing I've learned from this huge mistake was not to make verbal agreements. There was a contract, but not enough detail in there to make sure the job is done properly. With this guy, you have to know how a job should be done properly before you have the work done so that it can be worded in the contract. I learned the hard way and hopefully someone reading this will not make the same costly mistake that I made. To this day, when it rains, the water does not drain properly and leaves puddles in 4 or 5 areas of this patio. Some of the grout in between the stones is cracking and chipping away due to these puddles freezing when winter comes. Never will I make this mistake again!
Description of Work: Tear out old masonry support wall and replaced with a new stone wall, tear out and replace new stone patio.
