I was interested a putting in a purchase offer on a $320k Pittsford house on March 12, 2017 following an open house, but was going out of town in a few days. For convenience, I agreed to have Tyler serve as a dual (buyer & seller) agent in the transaction. That was my biggest mistake. A buyers agent is suppose to "represent the interest of and advocate on behalf of the buyer" as well as for the seller. Tyler was interested in doing this for the 3% buyers agent commission which is equal to $9,600, but but did not represent my interest, but rather her own financial interest in quickly closing the transaction. She minimized any issues and concerns that I had regarding the property condition and pushed me to accept a "price escalator clause" which could have added an additional $10,000 in costs. For these reason, I would never enter into a dual-agent agreement and cannot recommend either Tyler LaMar or Howard Hanna-Nothnagle Realtors
Description of Work: I retained Tyler LaMar, Nothnagle Pittsford Agent as a "buyer's agent" on a house she had listed. As a result she was obligated to serve as a "Dual Agent" representing both the seller and buyer in exchange for a total 6% ($19,200) commission.
