The application process was smooth, the staff was professional, The property was appraised for slightly over the purchase price; the $325 spent was for the appraisal. However, the underwriter turned down the loan application citing condition issues with the property being purchased. These condition issues were discovered by reading a home inspection report that I paid for and provided to them (ironic). Once I was notified that my application was declined, I requested a list of items that needed to be fixed prior to closing. This was not provided, nor was my phone call inquiring about this returned. It's certainly a lender's prerogative to create and apply underwriting standards, however most real estate professionals characterized this experience as a failure of common sense underwriting. This failure of common sense is a basis for my unwillingness to do business with this firm again and my rating of the overall experience.
Description of Work: I applied for a conventional 15 year fixed rate mortgage with 20% down, loan amount was approximately 190K. My credit scores were very good (800+), my employment record is very good, and my debt ratios were also very good.
