So, we're about to drop 80-90k (off the money tree in our back yard!) into this money pit of a house that, if we had known what to look for and had had a decent inspector, we would never have bought in the first place. So, thank you so much for suggesting that we put termite stakes in the ground around the house, "just in case", even though you "didn't see any". Well, I'm pretty well versed in termite and carpenter ant control now. You rarely SEE them. The damage is clear as day now that I know what to look for. And no, it's not obscured by insulation. But anyone with the proper knowledge and eye balls would have seen the damage left behind by an inactive termite infestation. That's why we HIRED you. Want to know how the carpenter ants are getting in? Poor construction, which a decent building inspector would have noticed and pointed out.
