Michael did an extraordinary soup-to-nuts job of getting my apartment on the market and taking it through to the point of sale. He had started his own real estate group about 10 years ago, specializing in Manhattan sales and luxury rentals. He is staffed by some bright young people, but is very hands-on in marketing and strategizing and, even though mine was a relatively small sale, was on the job for me from start to finish. He started by strategizing price with me, showing me comparables and being very creative about how to make my apartment stand out. He helped me find contractor and lawyer and, with my permission, nudged me along to get the apartment ready for sale. Once it was on the market, he scheduled it for open house viewings just about every weekend, with a staff member assigned to be there, and he engaged in vigorous cold calling and prospecting for potential buyers, which helped to generate business. He double-teamed with me to get the sale through the co-op approval process and when my first buyer was rejected, went right back to work to find a second buyer. That buyer really struggled to put together a complete and convincing package for the co-op board, and Michael helped the buyer step by step to do so, then worked with me and the co-op managing agent to address a building insurance issue that was keeping the buyer from being able to get a mortgage. Finally, the sale went through. Michael put enormous energy and skill into making that happen, and I could not have asked for a better experience with a broker. I offered to be a reference for him at any time, and would go to him immediately if I am thinking of buying or selling real estate in Manhattan.
