Real Estate Service
We just paid Prince and Douglas Elliman over $5k for their services because we had a contract and the time and effort to fight it would not have been worth it, even though I ended up doing most of the work.
I signed an exclusive listing agreement with Prince in mid-October. The goal was to find a renter to assume the remainder of our lease in the Gehry building downtown due to relocation.
One of Prince's associates (Prince went "MIA" in early November, and I never heard from him again until two weeks after the lease assumption was completed) initially showed the apartment to a prospective client. After the initial showing, the interested individual wanted to see the apartment a second time, and as Prince's associate was "busy" that evening, he asked me if I would show the apartment again. Since I wanted to rent it, I agreed, although it seemed very odd.
From that point on, Prince was never involved and his associate left almost everything to me. I conducted the subsequent two showings with the interested individual, I countered and negotiated the final concession amount, I drafted the concession payment agreements, I facilitated application submission to leasing and management and followed up to confirm approval by management, and I scheduled and facilitated the actual lease transfer and assumption paperwork signing meeting with management, the new lessee, and us.
All of the above were with virtually no assistance from Prince, his associate, or anyone at Douglas Elliman. The new lessee actually stated in an e-mail that if it had not been for my efforts, the deal would never have happened.
I personally would never use this firm again, nor can I recommend it to others. This is of course, my personal opinion, based only upon my own, personal, recent experience.
