Once I decided that I was ready to buy, Ken gave me access to his MLS listings.  He took me to see places of interest to me.   When I signed a binder, he negotiated for a better price, having asked me in advance what I was willing to spend.  This is a story with a happy ending because Ken helped me to purchase a home in which I am looking forward to spending many years to come.
