Dennis Douglas

Mr Douglas was prompt and spent about 45 minutes examining the areas of concern, taking pictures and making notes. Within two days he sent us via email a report telling us that certain items had to be addressed before any construction could be started. Some of the technical language was obscure and confusing and we asked for clarification. There was one area that was not definitively mentioned in the report and we asked that an addendum be sent. We quickly received a response to our queries, but we were still a bit befuddled. We decided to let the matter lie at that point. We were told in advance what the fee was and we approved it, but afterwards we did not feel that the work performed merited the cost (even with the Angie's List 5% off coupon).

Dennis was very professional, friendly, and thorough. The price was fair and I received a 30-page report with pictures by early evening the day after the inspection. Dennis arrived early to the property, walked me through the yard, house exterior, and all of the interior, explaining everything that was "good"/solid, areas needing remediation, and areas that could be improved, as well as which walls were load-bearing or not, for my future reference. He also explained various water, sewer, and gas pipes and details of the electrical system. Although Dennis did not take notes, his report included everything we discussed. The report could not have been more thorough. I also liked that Dennis was not just a home inspector, but also a licensed, professional engineer. I would definitely use him again.

He appeared on time at the site. Very professional, courteous and funny. He’ll tell you like it is, straight forward and transparent. He won’t scare you away from buying a house (as first time home buyers), but will give you the facts and estimated costs for repairs. He’s very knowledgeable and prepared with his tools and camera on hand. I’m looking forward in doing business with Dennis again as he has a connection of professional networks. He made us feel confident in going forward with the house purchase. The cost for his inspection and emailed thorough report was very reasonable. Thanks again Dennis. God bless you.

Mr. Douglas was the only person who was able to address the concerns I had in reference to slopping floors in my over century old home.  I have lived in my home for many years now and the issue had become gradually worse. Not one contractor or an architect who had previously entered my home pinpointed or even considered it an issue. He was able to point out evidence so that I was also able to see what he could immediately.
We concentrated on the issues I was concerned with but he walked through the entire home as engineer's should do. He spotted additional issues that I did not know about as well as issues that I was previously made aware of but had not  previously mentioned to him. 
His prices were more than reasonable for the service he provided.  My call to a few other engineers met with no return phone calls or quoted fees much, much more than his. I would certainly recommend and use him again in the future.
Mr Douglas has been in business for many years; I first used him over 15 years ago for a home inspection.  I first met him while he was giving a seminar on the subject.

He checked out everything that was on my list in a professional manner.  He answered all of my questions.  He price was very reasonable. 

He was personable, listened to our concerns, was well versed with houses in our neighbourhood.  We couldn't have asked for more.  In an industry full of people who do not have your best interests at heart Dennis is a rareity.  I would highly recommend him. 

Dennis Douglas is one of a kind and I liked that he is an Engineer. He was punctual and this was evidenced by his presence at the house when I arrived. Dennis is knowledgeable and he took the time to explain things to me. I was given a tutorial about the sump pump function and more during my inspection. I appreciated the care he took in checking every aspect of the house adding commentary along the way. He was well prepared and I liked the gadgets that he used including the moisture tracking device and his ladder that folded down to a square to fit in his trunk. It was uncovered that there was a termite damaged beam and water leaks in the common bath above the kitchen and around the chimney which was seen in the attic crawl space. I was given a termite letter with my inspection which was all delivered by end of day. I ultimately decided not to go with this house, but as a first time home buyer I am pleased that I used Dennis to guide the way as he left nothing uncovered. What I liked most of all was that at the end of his report he added that he is available for phone consultation henceforth. I tried this and he was available to answer questions about my report findings. If you need an Inspector, I recommend Dennis and I will be using him again in the near future. He is thorough, kind and a pleasure to work with.

Dennis Douglas is a rare breed in the construction industry.  He is knowledgeable, affordable and most importantly HE CARES!  I have dealt with numerous home inspectors & GCs regarding this issue and no one has taken better care of us and actually figured out the issue like Dennis.  We had been quoted upt to 20k in reno costs and Dennis got right in there and went up on the roof and explained everything to us and actually figured out that we didn't need to put in a costly pump system to deal with the water inside, we could make some changes to our exterior to remedy the issue.  Not only was he flexible, affordable and smart, he was also just a really nice friendly guy.  I would highly highly recommend to anyone who is getting quotes from General contractors to invest in getting an professional engineer like Dennis Douglas over to their home in order to give true sound advice.  As well, I wish I could go back in time and have hired him to inspect our home BEFORE we bought it.

Dennis did 2 home inspections for us. He was extremely thorough in his inspections on both homes. He asked that we ask any questions about the inspection as we were going along. He wanted to be sure he answered to the best of his ability and explained exactly what was going on. Even when we did not have questions, he would periodically stop to check and make sure we were OK.

For both inspections, we received a confirmation phone call the day prior to the inspection. He was punctual to the inspection and the report was sent to us within 2 days.

Dennis was very easy to work with and I would definitely use him in the future and would recommend him to others.
