I highly recommend this company for their excellent customers service and extensive knowledge in all areas they represent.
Both home inspections seemed quite thorough. Very personable and friendly. He seemed to know what he was talking about. He made a ton of suggestions and answered all the questions we had. He didn't try to upsell us anything and we could not say enough nice things at the time. He was more expensive that other inspectors but we wanted to make sure we knew what kind of house we were buying so we thought it was money well spent. His report was full of pictures and suggestions for improvements that I am still using as a guide to things I need to fix.
Fast forward to now. We have lived in the house for 4 months. In that time, we discovered a HUGE squirrel infestation. They had chewed holes through all the fascia boards leaving holes that were visible from the ground. Insulation was torn up and there were nests and droppings all over the attic. From the condition of the holes and the size of the nests, this had been an issue for years, No mention of this in the inspection. We called in 4 different roofing companies to look at the fascia boards and all 4, independently, told us there was less than 3 years of life left in the roof. The attic was under-ventilated to the point that the heat had boiled the sap out of the joists , leaving orange globules and what looked like sparkles all over the roof supports. We then had to replace the roof at a cost of $10K. The same roof we were told was less than 5 years old and had at least 15 more years on it. All the plywood was visibly rotted along one side of the house and again was visible from the ground. Visible leaks in the attic. No mention of this in report.
Our dryer was not working well so we recently looked into the end of the exhaust vent from the outside. The vent was completely filled with lint and leaves. He did mention that is was a vinyl vent so he had looked at it, but no mention of it being about 95% clogged and a good way to burn our house down. Again, visible from the outside of the house.
There are a bunch of other things that we have found but I understand that an inspector can not be expected to find every little thing in a 4 hour visit.
I feel somewhat responsible since I think that I should have seen some of these obvious issues. After they were pointed out to me, I wonder how I didn't see them. However, the reason I paid for an inspection was because I don't know what to look for. I am wondering if Jeff did either.
with infra red camera. My realtor recommended him and we used him. In
retrospect, we should not use the inspector the realtor recommended.
But we did and also bought this house Jefferey inspected. So far, there
is no big problem. He pointed out many improvements we can do, which
we are doing. He is genuine and did not push to sell his other
services. We liked him and think he is someone you can trust.
he provides a very detailed report, with pictures and recommendations about addressing issues. i haven't seen other reports, but i can't imagine a more detailed or thorough report.
bring a notebook and try to write down his tips. aside from the report, the and quot;off the cuffand quot; recommendations, like how to patch up insulation holes, products that may be available at Home Depot that will fix minor problems for a low cost, etc - these recommendations won't appear in the report, but are great things to know about. so i suggest writing down those things if you can. but be quick, he moves fast.
Jeff was very clear that he would be available via phone to answer any questions we may have had after the inspection.
he was also a neutral party, telling me that our realtor probably shouldn't be present, because she may be noting our reaction to certain things, and keeping that in her cards for a negotiation with the sellers. meaning, if we later asked her to ask the sellers to fix a particular thing, but heard us say during the inspection and quot;eh, it's not a big deal to usand quot; she might use that info in talking to the seller's agent and say something like: and quot;the buyers are asking you to fix this, but i don't think they'll care much if you say noand quot;. he even offered to tell her to get lost for us.
all in all, Jeff was fantastic and i would recommend him. again, we did this inspection more than a year ago, and since moving in last summer, we've found nothing major that he should've caught. i call that a success.
