Ms. Martin was incredibly thorough and conscientious throughout the entire process. I had originally received a word-out-mouth recommendation for Premium and cross-referenced this company on Angie's List; after speaking with other home inspection services, I chose Premium to inspect the house that we are purchasing.
On the day of the inspection, the temperature outside was incredibly cold. However, when I arrived at the house, Ms. Martin had already been there for almost an hour, canvassing the perimeter of the property and assessing the outside of the house. We, along with the realtor, entered the house together; Ms. Martin then set up a Keurig machine with a choice of coffee and tea and some snacks. I was nervous about the whole home inspection process; however, this little gesture had the effect of making me feel comfortable and more relaxed.
For the next hour or so, she went throughout the house, photographing every nook and cranny with one of her three cameras. Thereafter, she went through the house again, this time with me, from room to room, pointing out things both bad and good. Over the next three hours, we went through each room and closet, basement, garage and attic crawl space. Every inch of that property was covered. We also went outside and covered the entire property, from the outside of the house, deck and steps to the landscaping on the property.
She is incredibly knowledgable, both about what to look for and about how houses in general operate. Since she has a horticulture background, she even gave me pointers on suggested trees to plant to replace a couple that we must take down due to insect damage. She made suggestions for inside the house, such as replacing one type of pipe with another, what kind of water filter to use, etc. She prioritized which changes are crucial for safety purposes, such as off-balance front steps that need to be replaced,, and which are merely minor annoyances, such as nail pops in sheet rock. Through use of her specialty infra-red camera, she was also able to point out whether there had been water damage behind certain walls or not. Due to snow covering the property, and on the roof, the roof was unable to be properly inspected. However, Ms. Martin went back the following week and conducted a visual inspection of the roof; she emailed me additional photos and concerns that she had. This inspection also included a termite inspection (that came with warranty) that was done by an independent exterminator.
I found Ms. Martin to be intelligent, friendly, professional and accessible. We spoke several times on the phone both before and after the inspection; she returned any messages I left promptly. I cannot stress how thorough this home inspection was - the very next day, she emailed me a 50 page report complete with pictures, descriptions, findings and recommendations. My attorney said he had never seen such a thorough inspection!
It is with utmost confidence that I recommend Premium Home Inspection; I can't imagine anyone anywhere doing a better job.
"I am the home inspector that buyer's want - I am thorough, I am knowledgeable, and I put my client ( the buyer) first. An important fact to remember is that there is a NYS "standards of practice" which lists what needs to be inspected in a house. If you take the time to read it over, you will agree that there is no way that an inspection can be done in less than 2.5-3 hours. If your inspector does this, I can assure you that they did not cover all that was necessary (and required), and they did you a disservice. As stated above, the buyer is my client - NYS law only permits my client to receive a copy of the inspection report, and can only be shared with written permission by my client. However, any immediate danger to the occupants must be reported for their safety, which I always do. Purchasing a home is a huge investment for most people, and anyone in that position, I am sure would agree, that being made aware of any significant, moderate, and minor issues is imperative in the decision making of such a large purchase. A purchase where you and your loved ones will live. I do not apologize for making the tough calls, the alternative is to put my clients at risk. My standards would never allow that."
I would add that when I hired Debbie, I was asked by our Architect if she was an engineer. Debbie isn't an engineer and the architect rolled his eyes at me when I first hired Debbie. Post the inspection, my architect was the first person to ask for her contact info, very impressed with her service.
For the price, the return on investment is just too high, not to use her. Highly recommended!

She was so thorough, professional, considerate of the property, and patiently answered all of my questions.
She had estimated that the job would take approximately 3 hours, and even though the real estate aganet was late, she proceeded to inspect the outside while we waited for him. The entire job took just under 3 hours and I felt very confident that everything was inspected.
We received our full report with many pictures that same evening, and that covered the entire property, structure, appliances and everything that needed to be checked.She also registered all the appliance models and serial#'s in case there is ever a recall we will be notified.
My overall experience was very satisfying and I would highly recommend her to anyone who needs her service.
