LANDSCAPE CREATIONS INC

This was a major project totaling over $100,000. The concrete work was not done to approved Town of Oyster Bay building plans. Multiple deviations were identified by the engineering firm, JR Holzmacher, when a detailed inspection of the work was performed. This is an elevated house. The front porch is 8 feet high. One end of the front porch, the south end, is 4.5 feet wide and the other end, the north end, is 4.0 feet wide. This deviation creates an awkward set back on the front elevation. A set back of 6 inches was created on the north side of the porch because Landscape Creations did not properly comply with the plans. Work was performed in 2015 without permits or approved plans. Building department inspections were not done in 2015. Concrete core samples were not taken. After a price was agreed upon with the General Contractor, Landscape Creations generated a bill for another $5,700 for helical piles. This bill was presented to us for payment. This is improper and is double billing. The helical pile log was not provided. The side door was not installed to the plans. Furthermore, in 2015 the front steps were not widened per the plans. Other defects were also found. The stairs to the deck were damaged when the pavers were installed and is unsafe. The lentil over the backdoor is rusting, The wrong type of lentil was used. The foundations for the deck posts were cut back improperly. The most serious and costly defect is the front porch deviation. I sent two email messages to Landscape Creations concerning this matter. The company did not respond to either communication. Landscape Creations did not comply with the building plans and built the porch improperly. However, Landscape Creations blames the general contractor for their defective and substandard work. Landscape Creations claims that the general contractor did not provide the plans and that the GC came to the job site and provided verbal instructions. Landscape Creations, an experienced contractor, must have known that plans existed. This was a Sandy House project and was a reconstruction project. The porch is not straight, it is skewed by 6 inches. Landscape Creations refused to fix their work and claims that the GC is at fault. The GC, Aladdin Remodelers, is out of business. Landscape Creations does not stand behind their work. Deviations from approved building plans are serious errors. The entire front porch must be removed and reconstructed. This is a major and costly effort. Landscape Creations has refused to accept responsibility for work that does not comply with approved building plans and other defects identified by the engineering firm. In addition, an additional charge of about $5,800 for helical piles was billed directly to us, after the work was performed. Landscape Creations billed both the GC and the homeowner. The homeowner paid a fixed price to the general contractor for the concrete work which included the helical piles. Landscape Creations did not have a legal right to bill the homeowner since the homeowner did not have a contract or agreement with Landscape Creations. This is a serious business process and billing irregularity. I do not recommend this company.
