I have used annual contract for at least 4 years. On one occasion out of perhaps 16, I thought that they rushed the job and did not spread the weed killer/fertilizer in an acceptable manner.

Turf-Tec comes about five times a summer. They hang something on our door, letting us know what they did. If you see something they didn't do, give them a call and they will come out. They are very nice.

Turf-Tec is always punctual and professional. I have been using them for about ten years. They do a very nice job, and the yard is nice, green, and free of weeds. I will continue to use them, and recommend them to anyone.
