Our lawn tractor needed repair and Franz Property Maintenance was great to service our yard, mowing & trimming until we were able to repair our tractor. They were great to provide us with an open-ended contract for as long as we needed. Prompt, professional service and great communication from the owner in getting the service set up.

I spend Jan-end of May in Arizona and contracted with Lance Property Management to do a spring clean-up before I arrived back the end of May. This included trimming all my shrubs, weeding, mulching, etc. What a relief to arrive home and find my property looking awesome! I later had them come and mow one time when I wasn't able to do it myself. Due to all the rain we had, I contracted with them in August to once again trim my shrubs and weed. I can't emphasize enough how pleased I am that I found this company and hope I never have to again go in search of a good landscaper! They are professional, courteous, prompt, thorough and dependable and the price is fair and worth every penny! I get prompt & friendly responses to my emails and excellent follow-thru on everything. I am the sole caretaker of my property, and they provide other services besides landscaping . They will certainly be the first resource I go to in other areas of property management. A real find!!.
I used them twice this summer (2015) and will not hesitate to use them again.
.I refer to my review of summer above. However winter did not go so well because this company is not equipped to deliver snow removal services to customers ,whose property is not close enough. We were therefore forced to find another provider in order to leave the house timely in winter.
This summer we will pay on a 'service delivered' basis and trust that our lawn will be fine again.
"I am sorry you feel our price was higher than you expected. However you never asked me any questions over the phone about how the 100 inches of snowfall is measured. We charge a flat rate for up to 100 inches of snowfall as measured at the Buffalo Niagara International Airport which is stated right in our contract. I quoted you a price of $375 plus tax for the first 100 inches of snow and then $20 plus tax per plow after. Your pricing was determined by the size and difficulty level of your driveway. I charge up to a specific amount of snow and then additional fees after to be fair to both parties. This way if it is an average Buffalo winter you will typically see about 80-90 inches and no additional charges are accrued. If it happens to be a particularly bad winter then we charge extra to ensure we can continue operating as normal as our operating costs will go up and we want to ensure our customers continue receiving the same level of service they receive during average Buffalo winters. Our other clients have all found this to be a fair way of pricing and are happy with the service they receive. I wish you would have addressed this with me on the phone instead of giving me 2 negative reviews without giving me the opportunity to discuss with you or without you viewing our contract to understand how we operate. I don't expect everyone to agree with our service and terms but I do expect people to give us a fair chance to explain your questions before damaging our very high reputation. I wish you the best of luck in finding the right service for the right price. I always remind my customers that we are fully insured, fully legal and all our employees are hired legally and covered under workers compensation.
