"hi [Removed Member Name], we did an inspection for you in January on Cornehlsen Drive, but I've looked up the Norwood address in March and can't find That inspection. Is it possible you used somebody else second inspection?"
"I looked at the pictures too, I see we did the inspection over 2 years ago. We see that waste pipe configuration regularly with no functional issues. During the inspection we flush all the toilets and run all the tubs, sinks etc. and everything worked fine. Often when the house sits vacant for a while the waste pipes get rough on the inside from drying out and rust build-up. People move in and wammo, there's a clog because TP gets stuck on the rough surfaces of the pipe. Or, something got flushed that shouldn't have been, unfortunately, it happens all the time. It's not right to blame the inspector."
"Hello [Removed member's name], First, let me say that I’m very sorry that you’ve had all of the troubles outlined in your comments. No one likes to spend money on their house unexpectedly! Now, let me comment on your review. I looked at the report and saw pictures showing water intrusion in the ceilings and walls. Here’s what the report said: “WATER/MOISTURE STAINS FOUND: There are stains on the wall which appear to be due to water/moisture intrusion. Although my moisture meter did not detect current moisture, it is still possible that water leaks are active. It is recommended that this area be closely monitored and if any leakage is detected, a roofing/siding contractor should be consulted for corrective action. It is also recommended that you discuss this condition with the seller to find out what the repair history is.” Your review says that you discovered damage to the wall after you removed the sheet rock. Please understand that as inspectors we don’t have the ability to remove sheet rock. We can’t do any kind of destructive exploration. Obviously, as the owner you can tear open walls and discover things that were not visible. You acknowledge that the problem couldn’t be seen until you pulled the wall apart in your review but yet said “that little mistake cost you $20,000”. The truth is, that was not a mistake, rather it was something that was not visible to the inspector. Your review also states that you discovered a problem by walking in the valleys of the roof. Inspectors can’t walk in the valleys of roofs because more than likely we would tear the shingles and tarpaper and create leaks. All we can do is a visual inspection. The report did disclose premature deterioration of the roofing materials. It is also very possible that there were more defects in the roofing causing leaks inside the wall that were not noticed because they were hidden at the time of the inspection. Obviously, I’m biased because I am one of the owners of safe harbor inspections but, I can’t help but feel that your assertion that safe harbor cost you $37,000 is unfair. After the inspection was done, he sat down with us and went over everything he found by reviewing the pictures. He explained what he thought were issues, what could potentially turn into issues if left unattended, etc. That night, when he was preparing the final report, he saw something in one of the photos we missed the first time through. He actually went back to the house the next day, and the homeowner allowed him in to recheck. I thought that was above and beyond as I am not sure if most inspectors would go back the next day to recheck something
I would definitely use Safe Harbor again for our next home purchase.
