He build the deck attached to the house differently than he described to me, but stated that it passed inspection. I paid him in full at the end of the job and he stated that the permit would come in the mail. The following summer, after not getting the permit, I went to the Warren County Building Dept. and found out that the deck was never inspected. I arranged for the inspection and it didn't pass. I contacted Gerald Ryan and he stated he would remediate the issues. He never showed up. Cost me $1,600 to hire another contractor to fix the issues. I took Mr. Ryan to small claims court and won a judgment. Now I'm working to collect on the ruling. My guess is that he's now working under a different company name, but be careful not to hire this individual.

Ryan Contracting LLC was hired to do a fire restoration job for my company. The agreed upon price waqs $27,000.00 to be paid in thirds, 1/3 up front, 1/3 when the job was 50% and the final 1/3 when job would be completed. After signing of contract and paying the first 1/3 payment ($9,000.00), Ryan's demeanor changed dramatically and he and his workers showed up when they felt like it. The work they performed was lousy, shoddy workmanship. Ryan was given drawings and plans of how I wanted the construction to be, he blatantly ignored the plans and began building his own way. In addition, I received complaints from my tenants that he went on rants and tirades screaming at his workersusing profanity. As for his "cob-jobs" and shoddy workmanship, he placed 2x4 framing right over existing base molding, as well as various other "short cuts". I elected to cut my losses and fire Ryan because I thought he was doing more harm than good even though he didn't perform a fraction of what I had paid him to do. After firing him, I was informed that one of the subcontractors I had paid through Ryan, hadn't received his pay taht I had given Ryan for his services, proving that Ryan bilked the subcontractor's pay too. This man is a total con-artist by the true definition of the word. I joined and paid for my membership here on Angie's List just to warn other people in my town to steer clear of this flim-flam con-man.
Description of Work: Ryan was hired to do extensive fire restoration. The small amount of work he preformed was shoddy and sub-standard. He proved to be incompetent and unprofessional. I could plainly see the job he was hired for clearly exceeded his skill level so I nullified our contract citing his incompetence, arrogance, deplorable workmanship and his "come and go as he pleased" demeanor for my basis of his firing.
