While not formally part of the inspection, and thus as courtesy, he offered his personal opinion on the ease/complexity of making future adjustments in the house that we may chose to address based on preference, which was extremely helpful.
Most importantly, the formal report was received within a few hours of completion of the inspection.
Jay was wonderful. Showed up on site early to get started, and inspected the house top to bottom, exterior and interior, explaining what he was doing and why as he went. He answered questions as they came up and never made me feel rushed. He made suggestions on how small things could be repaired or replaced by me, and even recommended what hardware stores had the most helpful associates. I also appreciated that Jay would give general home-owner tips (have your furnace serviced annually, replace your air filters every couple months to keep energy costs down and air clean, etc.) as he went along, because he knew this was going to be my first house.
For completely unrelated reasons, we didn't end up buying the house Jay inspected and instead we kept looking. I had such a good experience with Jay that when we found another home and were under contract again, I called him to see if he could inspect the new location. He was unavailable, but helped me find another inspector that he held in high regard, whom I was also happy with.
The only thing I wasn't happy with was an energy saving report that Jay offered, for an extra fee, which would evaluate the energy profile of the home and make recommendations for how to improve efficiency and costs in the future. The report was generated online by information input by Jay, which he collected during the inspection. My report was clearly inaccurate. I reported as much to Jay, and he resolved the problem by estimating more accurate results for me. However, next time I hire Jay I'll stick to his expertise and not purchase the computer report, which seems unreliable.
Jay was suggested to us by another industry professional, and how lucky we were to get the recommendation. We are first time home buyers who wanted to get an inspection of the septic system on a foreclosed, bank owned property. When I first spoke to Jay, I immediately knew I was talking to a professional that took pride not only in his own work, but also in the industry. He was well-educated and wasn't trying to sell himself or his business. Jay is not only a septic inspector but also a home inspector with multiple certifications. But most importantly, he was fair and honest. During the conversation, he told me that the camera he normally uses to look inside the pipes was not working and that it would not be fixed by the time we needed to have our inspections completed, He explained to me other ways of testing that would ensure all of aspects of the system were functioning properly. When our conversation ended, I told my husband we found the right guy for the job.
There were some bumps in the road as far as scheduling the date and time for the inspection, but they were OUR fault not his. Jay was extremely accommodating, patient, and reassured us that every and anything we needed inspection wise he ensured would done before our deadline. Not only did we make our deadline but we had a few days to spare!
Inspection time: Jay arrived early on what felt like the hottest and most humid day this summer, ready to work. Jay encouraged us to follow him around as he did the inspection, We asked a million and one questions and he answered all of them in detail.
Jay excavated the tank lid, manually inspected the tank and both ballasts, and stress tested our leach field. He excavated a portion of the main outflow pipe and performed a visual inspection. He recognized that the pipe had "settled and proceeded to tell us what kind of impact that could have for us down the road. Jay determined the location of our distribution box, excavated and inspected it, Additionally, he gave us detailed information regarding the current condition and how to properly perform maintenance in the future.
For the entire 3 1/2 hours, he was thorough, informative, knowledgeable and personable. In short, he was AWESOME and we would highly recommend him to anyone looking for a job done right.
"I really enjoyed working with you both. You had great questions and observations. Thank you"
He started by locating the septic tank clean out plugs and snaking a small camera system down the pipes to see what the condition of the system was. After only a few minutes he identified a few potential problems and completely explained what his concerns were. He then found the cover to the septic system and dug it out so he could remove it and see the condition of the tank. After that, he continued to trace the system to the distribution box, which he also dug out.
I would gladly recommend Jay - he was thorough in his inspection and he explained the whole process to me. Additionally, he provided a report the next day by email with pictures and detailed descriptions of the inspection and his recommendations for items to correct.
"Thank you very much! I take great pride in my work and I am glad it shows through!"
Just a few examples of the thoroughness of their inspection: Ian noticed an access panel to get into the attic crawl space and he literally crawled through the entire attic for 20 minutes so he could document the condition of the roof from underneath. Jay literally dug out two parts of the septic system to diagnose a potential problem that we could have down the road. Both of these guys went well beyond what I would have normally expected from an inspector.
The inspection lasted about 3 hours. Honestly, the real estate agents were getting a little bothered that they were taking so long, but I was more than happy to let them take their time. They took every minute of that time to look at every part of the property and explain everything to me that they noticed might potentially be a problem.
Once they were finished, I was told that I would get a complete report of the inspection within a day or so. Before the end of the afternoon I had the inspection report in my email and the next morning I received the septic system report. Both were well documented (the home inspection itself had 59 pages). Both were filled with pictures and diagrams along with descriptions of what each of them noticed.
I have to say again - what an outstanding job! Old fashioned customer service along with expertise - not easy to find both in one package.
"Thank you, you were great to work with!"
"Thank you, it is my pleasure to help!"
