GREAT NORTHERN MORTGAGE

The broker made so many promises he couldn't keep. According to the NYS Banking Department they violated RESPA regulations by sending me a blank contract and no Good Faith Estimate even though I asked for it repeatedly. I received a Truth in Lending from the bank and when I questioned it I was assured that the numbers were just inflated estimates and he could secure a rate of 4.5-4.75% and my broker fees would be around 1% with no additional fees. I also requested the appraisal (which was within $500 of the sale price) be reworked but was ignored. When I finally insisted I receive a GFE before closing for review, it was falsified. Predated to 3 days after the date I signed their contract yet with information that had not been secured until a few days prior like the higher rate of 4.99%. And the fees were 3X greater than what we agreed to!! In the end we were forced to pay twice what we were told in fees and the higher rate in order to close and not loose our down payment. They used scare and delay tactics in order to force us to have to accept terms we never agreed too! Granted we had some problems at first but it was my husband and I who did all the work to clean it up and by the end we were category A with credit scores in the 700's and nearly 30% down. All this and they were unprofessional and rude too! Beware!
