Joseph E. Giannotti has been offering quality residential and commercial real estate appraisal services throughout the Greater Rochester Area since 1988. My clients include mortgage companies, direct lenders, credit unions, lawyers, accountants and individual home owners. I perform appraisals for a variety of purposes including mortgage financing, home equity loans/lines of credit, estate settlement, tax certiorari (people challenging their property assessments), bankruptcy and divorce. "Never used the town assessment to value property. Based on comparable sales which was clearly explained. Assessment was simply reported to owner as a matter of information only, never depended upon for valuing property. Square footage was based on my measurement of property and also a review of the drawing of the improvement from the town to check my measurements. Home value was based on comprehensive review of comparable sale properties contained within a full appraisal report. I've never had a problem with anyone relative to my work quality. A total misunderstanding on the part of the owner."
