inspection process after my initial purchase of a fix-me upper. We ended up
with some serious repairs not anticipated and not listed on our inspection
report. It was our first purchase and did not know what to expect. I know a
little more about what can go wrong and cost after my lived experience in my
current money pit!
For this next purchase, I decided to go with All Aspects
Home Inspection based on a strong recommendation. Tom Walsh, who did the inspection
was very pleasant and professional. He went right to work with a computer,
tools and a camera. His inspection took
1 and one half hours for a relatively small home I believed to be in great
shape. Tom asked the owner questions and was always polite and courteous. He
walked me around to point out some of his concerns but by later that day, I
received three files including a 39 page amazingly comprehensive report
supported by a separate file of photographs. I could not believe all the things
he discovered a lay person would not know to look for. I noticed that in buying
a house, one gets excited and we want this to be the ?one?. We look for
possibilities not problems. That isn?t a bad thing, but contributes to why it
is necessary to bring in an objective expert who knows what to look for. The report is in my attorney?s hands and may
end up negotiating repairs as a condition of contract. The home inspection
process pays for itself if like All Aspects, it is thorough and intelligently
undertaken.
I strongly endorse All Aspects Home Inspection as an
outstanding example of exemplary professional home inspection services. If I
ever or if my children ever engage in a home purchase, we will confidently
enlist All Aspects Home Inspection prior to contract. I certainly will refer
All Aspects to my friends and family when they choose to purchase a home.
The report makes no check mark in the box next to "Roof repairs noted..." "Cracking." "Lifting." "Multi-layered roofing shingles/materials" "- ALL of which were noted from various roof contractors without having to step on the roof and or simply visible from the attic windows and property grounds. The report does say "Due to safety and roof damage concerns, this roof inspection has been conducted either from the ground or from windows that look out onto roof surfaces." as well as, "Roofs are not walked to avoid causing damage. They are visually inspected with binoculars. Inspection is limited.", all of which to cover the 'Company' from any legal recourse from their Clients. Be that as it may, we would expect an 18 year old home inspection company to do a thorough and complete inspection to find these flaws, even if it is "only visible at the time of inspection."
I would not recommend using them at all and would recommend vetting other more reputable home inspectors prior to hiring anyone to inspect your potential new home. Had we known these issues, we would have negotiated with a stronger hand. We would hope that any home inspector you use is a partner, with integrity, in your home-buying process, to go above and beyond, and not just out to do the job but to do the job RIGHT.
"At All Aspects, we welcome all feedback as we always strive to provide the best service for our clients. However, this review is atypical as it was not only written 15 months after the completed inspection, but also we were also never contacted by the client prior to the review being posted. The chance to investigate/explain/remedy the situation was not granted to us prior to this review being posted. In this specific case, many of the new style roof coverings have a warrantee range from 30 years up to a lifetime warrantee that is transferable. We have assisted previous clients in contacting the shingle manufacturer in order to determine why in the course of a year the shingles went from a satisfactory condition to a condition where replacement was recommend. Many shingle manufactures, (CertainTeed, IKO, GAF and Atlas) have had recalls and been subject to class action lawsuits. We could have become an advocate for the client with the roofing manufacturer as we have for others in the past. There are also rare instances where a roofing contractor can overstate the extent of repairs required. We were not offered the opportunity to re-inspect the deteriorated shingles before they were replaced, and due to this, we have unfortunately lost the opportunity to provide further support and assistance. A completed inspection is not the end of our relationship with the client. We offer lifetime phone and email consultation to assist in home related problem solving. The situation described above would be a perfect example in which our services could have been utilized after an inspection."
"Thank you for taking the time to review our services. Tom and Kevin"
"[Member name removed], Thank you for taking the time to review or services. It was a pleasure working with you. Tom Walsh"
Tom and Kevin were professional, courteous and honest, which is exactly what you want.
During the inspection, you can tell that Tom knew what he was talking about. He answered all my questions in detail, and pointed out everything that i should know about.
The day after the inspection, I had an email from Tom and Kevin with an extremely detailed draft of what to expect in the mail. the home inspection, a plethora of pictures with captions detailing what to look at, and an environmental report of my neighborhood.
Yes, this was just the draft, which was sent as a hard copy to myself and my attorney for review.
It was an absolute pleasure working with them, and I refer ALL of my friends and family to All Aspects, which is not something I can say about all other companies i have come in contact with.
"[member name removed], Thank you for sharing your experience with us and fellow Angie's List members. We appreciate any and all feedback but we're especially pleased when the feedback is positive. Tom Walsh"
"[member name removed], Thank you very much for taking the time to review our service and your kind words. Tom Walsh"
