Ace Home Inspections

If you are looking for a house inspection that lasts 20 minutes. He is your guy! Do not hire this company! You will be very disappointed! Please read my attachment for for information.

Matt is a very nice person. He was very good about getting back to us with appointment info, cost, availability, etc. He was punctual on the day of the inspection.
However, the inspection and inspection report were another matter.
The house in question was approximately 30 years old and about 4K SQFT - not including the basement. This was a large home but the inspection seemed like it took a very short time. We've sold/bought much smaller homes over the last 15 years and inspections were more thorough.
We allowed Matt to do his work; however, were expecting a walk through on some of the items he found to be deficient. We didn't receive this overview. In our experience with inspectors, we'd at least ALWAYS have a and quot;walk throughand quot; of the most concerning areas of the house to discuss. Most inspectors would also provide pictures of any areas that would be of concern (leaks, wiring, code issues, etc.).
We were most disappointed with the report which was only 10 pages in length. It was incredibly generic and any noted issues were briefly described and ambiguous (mostly check boxes and generic statements). He did capture one item regarding the roof which allowed us to bring in a roofing expert. However, it was evident that Matt missed other MORE important roof issues (leaking roof, slipping shingles, very poor shingle installation and workmanship). Other wiring and safety issues (missing garage door reverse beam unit) were only noted to be and quot;reviewedand quot; and not addressed to be up to code.
We also learned a valuable lesson NOT to depend on our realtor to recommend an inspector. If you're looking for a good home inspector, ask friends/family/other professionals or use websites such as Angie's List. Do your own homework even before you find a house. We've relied on our realtor in the past but after this experience, we will do our own homework going forward.
I wouldn't recommend his services. As noted, he was a pleasant person, but the value of service was poor.
