I chose Armstrong Appraisals from a list of options during a corporate relocation and it almost cost me thousands of dollars. He made an appraisal 8% below what I sold the house for 3 days after listing it. He also came in well below a second appraisal obtained. Comparisons and home renovation receipts provided with the appraisal request were ignored. I would have appealed the appraisal if it was going to be used in my buyout calculation. I recommend looking elsewhere if you are the seller in a corporate buyout situation.

"We have appraised dozens of relocation properties in Saratoga county in the last four months. I am not specifically sure which property this homeowner is commenting on. The home I believe he is referencing is currently pending and if what the homeowner contends is true, that my value was 8% below the purchase price, that means the home is contracted to sell well above the listing price. The current market is such that inventory is so low that some homes are selling above list prices due often to multiple competing offers. This specific home was vacant at the time of the inspection and no list was provided to me of past improvements. We take our jobs very seriously and if a client or homeowner had any concerns whatsoever, I would have personally addressed the issue expeditiously. We have been servicing this marketplace for over 30 years and am looking forward to another 30. I wish the seller luck and hopefully the transaction on this property will close at the inflated price."

I would strongly encourage anyone considered Armstrong Appraisals, LLC to look elsewhere when evaluating commercial appraisers. Dave F was recommended to me and I decided to give him a shot. We had an appointment scheduled this Monday (02/21/2020) at 12:00 pm for him to appraise a commercial property I am considering purchasing. I arrived at 12:00 pm and Mr. F was at the property, he told me he had shown up 30 minutes early and that the owner was there when he arrived. At that point he told me had completed the property inspection and that he was finished. Um, what? We literally made an appointment for 12 pm and when I showed up at 12 pm he said that he was finished and that he would invoice me $650 for my limited restricted appraisal. I think that for $650 I should at least be able to walk the property with the appraiser, ask him a bit about his process, etc. The entire purpose of making an appointment was so that I could be present with him. Nonetheless, he told me I would have my report by Thursday. He invoiced me on Monday and I paid him his $650 fee within 30 minutes. I also spoke to him about another matter, and requested some assistance with formatting a pro forma statement for another property. Initially he told me he would not be able to help me, but then he changed course and said that he would send me something by the next morning. Here I am on Friday without my report that I already paid $650 and was promised by yesterday, and he also did not reach out to me at all regarding the other issue. Needless to say, I will never use Dave F or Armstrong Appraisals for any commercial property needs presently or in the future, and I would encourage any savvy investor or property owner to look elsewhere. This man does not deliver the services that he promises. UPDATE: I spoke with Dave Fontana this morning (02/24/2020) and asked him to either provide me with report today or a refund of my money. He said that he would be willing to do either, I requested a refund as I was so thoroughly dissatisfied with his lack of work. He stated that he processed the refund and that it is pending. We will see.

"The description of what happened was accurate. I did show up early and the owner of the building came out and asked if we could start early because her grandchildren were waiting for her to return home for a visit, so we obliged. For an unrelated property in another city, he did ask me to assist with a proforma (income analysis). I spoke to him over the phone my thoughts of what he sent me. I did tell him I was very busy and scheduled to be out of town and wasn't sure if I could send him something in writing but in the end I did tell him I would send him an email with details. I should have been more realistic with my schedule and lack of time for this additional request. Since this review became public, I immediately texted the client and told him I think reviews are important and while I did not want a negative low star review, I was thankful that he was honest and properly detailed the situation. I wished him luck in the commercial investment market and told him I have no grudges against him or his response. I also stated that I am still available should he need anything in the future. He in turn replied and wished me continued success. In all honesty, I inspected Monday the 17th and had actually placed in my file for a one week turnaround for a restricted report. That one week would have been today the 24th. The reason I offered to pay him his money back even though the report was written and actually was on my desk for final review, I have often found when a relationship becomes contentious its usually best to part ways on a happy note. I happily refunded his money."
