"Gordon fails to mention that the subject of the appraisal was a home with a very dated interior. Regarding size, a good portion of the first floor "finished area" was converted garage and a very basic enclosed porch. The assessor had the gross living area calculated incorrectly - partially for those reasons. Assessors data showed the home as being 403 square feet larger than it was, as properly measured. Gordon doesn't seem to understand that the market value is based on what buyers will pay for in a competitive market. A cape-cod style house that needs substantial renovation is not likely to command top dollar. Gordon refers to a ranch-style property that sold nearby. Smaller, yes - but a more appealing style of home; and in far better, and more renovated condition."
