Mr. Rosul is probably one of the most likeable, pleasant contractors I have ever met and we picked him due to his patient character and his willingness to work with our tight budget and our request to complete certain tasks ourselves in order to stay within that budget. The overall results were good and everyone coming to visit the apartment loves it.. I gave him an "A" rating overall, but a "B" in quality. Please keep in mind that the overall results were excellent and most people do not notice the concerns that led to the "B" in quality.
Floor leveling: He had to level the floor twice. The first time he leveled the floor, it was still sloped. The second time, was much better, but there was still some variation across the room. After intense discussion within our family, we decided not to make him redo the floor a third time, questioning their ability to do better and wanting to avoid further delay.. Later, after the hardwood floor was finished, we realized the problem was one of their tools. They were leveling the floor with an old 3-4' level. It was simply too short. For $100 he could have provided his workers with a professional 8' level or even managed with a 6' level for $70.
Solid Hardwood Floor: Allowing for normal gaps, 98% of the hardwood floor was well laid. However, when the job was finished (and paid) and the protective cardboard covering was removed from the floor, we found a dozen boards with large gaps up to a quarter inch. Yes, occasionally, the tongue and groove fittings are a little off size. However, these larger gaps could have been prevented with a few extra mallet taps during installation, even if it slows down the job a little.
Bathroom: The bathroom is beautiful, the shower mechanism works properly, and the tiled shower is water tight. The vanity mirror inserted into the wall and is correctly aligned with the sink. However, early in the project, they had to pull off and redo the cement board after I discovered they failed to install a vapor barrier The shower pan edge was cut a little too short and did not cover the wood support for the shower door. At my insistence a second piece was added to cover the shower doorway. The wrong type of shower drain was installed. On tiled showers, the shower drain cover is normally attached to a "barrel" that screws down to the same height as the tile. Instead, they installed a regular drain an inch under the tile level had to adjust the flat drain cover height by putting a ring of thinset cement on top of the rim of the drain. Problems like this don't affect the appearance or usability of the shower, but can eventually shorten the life of the shower.
Painting, Electrical, Carpentry (including building a new bedroom closet), General Plumbing, and Cabinet Installation, and Cabinet Installation: These tasks were all very well done and no problems arose. Our initial plans for the window frames didn't work, but a good solution was found, using flat boards, individually cut to size to accommodate the varying dimensions around the windows. Shims were used to level the base cabinets in the kitchen, but would have been unnecessary if the floor had been properly leveled from the beginning.
Modifications, Problem Solving and Schedule: When discussing changes and modifications, Mr. Rosul worked with us to find solutions that would limit additional costs and minimize delays. If I found a problem, he would fix it if possible. Unfortunately some of the problems were discovered much too late, such as the incorrect drain that could not be replaced without tearing out the entire shower floor. He did a good job of sticking to his schedule and the occasional delays were outside his control and involved delayed delivery of cabinetry & appliances, as well as holding off on tasks (such as painting) that could not be done while my wife and I were working on the brick wall.
The only things you should know are that I did spend a lot of time checking in on the crew to make sure the layout was correct and to answer questions about how I wanted different pieces to come together etc. I found that the crew wanted the job to be done the way I wanted it, but this sometimes required telling them things a few times. Also, as mentioned above, there was a lingering issue with the toilet I wanted installed. It was a unusual fixture, and Rosul's plumber spent a lot of time trying to get it to work right, but ultimately we had to hire a separate plumbing contractor to finish. Rosul discounted the price he quoted to reflect that I had to pay another contractor to finish the installation. I think that if the toilet had been a normal fixture there would have been no problem.
I would definitely hire Rosul again. The price was reasonable, the work was done well, and FAST!
The started out doing a good job with the demo, and rough work, however when it came to the finishing work, they were very sloppy.
It seemed that once he got the job and the money all he wanted to do is get out quick and did not pay any attention to details or design. Everything was off-center, or installed in the wrong place. The lighting, the electrical outlets, mirrors, the accent tile was all installed sloppy and wrong. They even had broken tile on the wall filled in with grout to hide the crack. I had to hold back finial payment until they fixed or repaired the sloppy work. Some work such as the accent tiles in the shower, couldn't be redone so I have to live with sloppy work, which I am not happy about.
He speaks very quickly, always in a rush, with a very thick accent so it is extremely difficult to understand him on the telephone. He gave me a budget for fixtures, the sent me a invoice for cost overruns, however did not offer any documentation or receipts to justify those additional charges. When questioned he got very flustered and rushed to get off the phone.
It seems to me he is running a one man operation with low cost subcontractors, and no one on site to supervise their work. It seems he is too busy selling jobs or manage them properly. His invoices are unprofessional and everything he does seems rushed and sloppy.
To his credit he did go back several times and fix some of the issues to my satisfaction. I would rate this job a C+
We started out with the intention to do work on the bathroom only as it seemed to be the worst of our problems. Mr. Rosul and his team proceeded to gut renovate the space and reinforce all the nearly rotten beams of the floor underneath. As we saw the extent of the work they were doing, as well as the scale of the disruption it was creating in our lives, we decided to go ahead and give our kitchen and an additional bathroom the same treatment. Although not entirely perfect on some of the smaller details (as other reviewers have mentioned) we feel that we have gotten a very fair deal from Mr. Rosul. My husband followed the work quite closely and Mr. Rosul was willing to make changes along the way to things my husband had an objection to. We got along well with the guys who work for Mr. Rosul and had a very positive overall experience with the company. In fact, there are still projects we didn?t manage to conquer this time around and we intend to hire Mr. Rosul to come back again in the future.
professionally finished. The concrete did not drain properly and was not smooth. Several spots required patches. The workers (see below) did not seem to know how to use a drag beam properly and the expansion joints (which were very few) were put in in a strange way. This was the worst part of the job, and the most important. To cover the patches even a little, the concrete had to be painted. But it still does not drain properly, leaving water puddles. The patching of the back steps was awful.
Contractor arrived days late, with a crew of four who seemed relatively skilled, but after the first day, most of the crew disappeared and only the one man described as a relative, who could not communicate in English, was left to do everything. (However, when the
concrete work had to be done, two young casual laborers were also employed for a day or two.) When it was clear that the relative could hardly do anything properly (he even painted a whole ceiling that had been painted only a few months earlier), there was no recourse but to keep phoning Rosul, who was almost never available but would rush in for short periods every few days to try to set things right.
The house is not your standard House Beautiful residence, as I am an artist, but I was clear about the work I expected and that it needed to be done properly. (I did not want to paint over a tin ceiling but only apply a clear lacquer; this seemed to throw Mr. Rosul
off, as he could not believe I wanted to do this. He had to go consult at a store to determine what to do. The answer: shellac.)
I had to oversee the job myself every day. When I had complained enough about messiness, sloppy work, drips, etc., the two other skilled workers (electrician and painter, according to Mr. Rosul) came back at the end of the job and the relative disappeared.
The repair of the roof over the basement door and the installation of a small drainpipe may have been the most professionally done in that it seems to have stopped the leak so far.
Mr. Rosul is engaged in something of a bait and switch: he appears with a crew and then the whole middle of the job sags as the crew disappears until enough complaints are lodged and then they have to be brought back in to finish up. He wished to somehow appeal to my good will to pay him extra at the end, to make up for the money that fixing his relative's errors cost him, and I did give him $25 extra (he paid for the concrete paint), but that did not seem to appease him very much. Mr. Rosul exudes a lack of concern about the job, which does not make for good customer relations.
Top quality materials and accents/ fixtures. He was able to make more use of space and making it more efficient use of space in redesign.
He and his team were very professional and courteous. Did the job in the time he said it would take and it seems to be very good quality work. When we had a concern after the job was done about one detail he came back and took care of it. Would definitely use him again
If you're stuck for a contractor, Mr. Rosul and his crew will do a very quick job, and generally speaking, it will be of good quality. I don't say "outstanding" because, frankly, the work was not outstanding. It was good. His guys didn't really clean up after themselves each day, and then left a lot of little things undone at the end, or rather, done not so well. A few of the things I asked him to come back and fix, like some substandard plumbing, cracked grout and messy calking, which he did without question and without charge, but most of the things, I plan to redo myself over time.
Overall, I think he does good work, though if I have a job of this scale ever again, I will probably bite the bullet and pay a bit more for higher quality workmanship elsewhere. Nonethless, I can't say enough about how he did the job when he said he was going to do it, and with very little lead time, I might add. Mr. Rosul is a very nice man, his workers (though messy) were good and if you can get past trying to understand him over the phone (very heavy accent), he'll work hard for you.
My next project was with the steps leading to the basement which were paved to cause any falling water to flow directly under the basement door! Talk about nightmare waiting to happen... Again, Mr. Rosul came up with the brilliant idea of paving the water path toward the sitting dry well. The prior dry well had only a 1 gallon capacity and super slow drainage capacity. Mr. Rosul removed that and replaced it with a 5 gallon receptacle that withstood this past week's rain storm! Fingers crossed going into the winter where the true test will be in accommodating water from melting snow.
Lastly, I wanted to get my bathroom floor tiles to look like new. Mr. Rosul went out and purchased grout that would match my tiles, asked one of his crew to dig out all of the old grout from the tiles and skillfully added new grout. The bathroom looks like new!
Mr. Rosul also took care of small items that he'd noticed didn't look right from previous contractors: apparently the hardwood staircase was refinished by a novice in that there were wood finish footprints tracked inside of the bathroom and foyer tiles. I found Mr. Rosul scraping away at it one afternoon after the work was near complete.
In all, Mr. Rosul is an extremely flexible and knowledgeable contractor who cares about the work that his crew puts out. If you see something that you'd like fixed better, just point it out and he will get on the case!
Cons: While the quality of workmanship was generally pretty high, it was important for us to inspect at least once a day in order to catch small flaws. One of the five regular workers was not up to the standards of care of the other four. When we complained to Mr. Rosul, he was removed from the job and his errors were corrected.
Pros: Mr. Rosul was easy to communicate with, was willing to undertake new projects and to switch course midstream, and to correct problems as they arose. The crew was scrupulously honest in functioning inside our home, hardworking, competent, and very likeable. Mr. Rosul gave us the lowest bid of several alternatives, and also a fair estimate of how long the work would take. The crew arrived on time every day, Mr. Rosul came by personally almost every day to see how the job was going, to discuss any issues, and to supervise various subcontractors. Unlike what so often happens, the work did not slow down as the project neared the end. The areas that needed wall repair came out beautifully. We are very satisfied with the end product.
We were very pleased with his services so we contracted Rosul again to do extensive renovations to the back of our house, including knocking out the back of our existing house and adding on a new bedroom, sun-room, kitchen, including installing kitchen cabinets, and ceramic floors, plus since the kitchen is inside the house he had to vent the kitchen to the rear of the house. He installed rear deck and extensive ceramic stairs to the basement, metal railing, plus more metal work from back of house to the deck, plus awning to prevent water from going into basement, concrete extension on ground, plus dry well to absorb water from roof, etc..
The hardest part was that he also had to extend the basement since the house was now bigger than it was before and the old basement no longer reached the outside of the house. Extending the basement included extensive work digging up the backyard and installing cinder blocks and cement to create a tunnel leading from the old basement exit, to the new back of the house. This tunnel was approximately 12 ft long, 6ft across and 8ft deep. This also included removing a tremendous amount of debris from the yard to the containers that he provided outside the front of the house. This task was very difficult because we live in an attached house with no access to the backyard except through the house so that all the materials and debris had to be taken from the front yard to the backyard, and from the backyard to the front yard through the house which was very time consuming, tedious and laborious, but his men worked very hard to carry this out in an efficient manner. His men were thorough and very accommodating. They stated that Rosul told them to cater to all my wishes and they did that. Anything I asked them to do they did, and were very respectful and courteous. Rosul supervised the work and came over different times of day to assess what was going on. When he saw that there were any problems he rectified them right away. He used several workers in order to speed up certain parts of the work which could be as many as 6 at a time.
This job was also extremely difficult in view of the fact that the weather was very cold and snowy and sometimes it was too cold to work outside, or the ground was too snowy or frozen. We were satisfied with the fact that his workers were polite and courteous and very punctual. Rosul was very polite and respectful and very attentive to our concerns.
Rosul supervised the work and came over different times of day to assess what was going on. When he saw that the foundation was rotten and falling apart he suggested that it would not be prudent to put up more siding but that stucco was recommendable since it was more sturdy. We agreed and he gave us an increased price in order to place stucco instead of siding. HIs men, sometimes 3 men, removed all the rotten wood and old bricks and replaced them with stucco. This inclued removing the old wood and bricks, then placing plywood, wire mesh, concrete and then painting. They finished in a reasonable amount of time and we were satisfied with the fact that his workers were polite and courteous and very punctual.
He was very polite and respectful and very attentive to our concerns. We have now contracted with Rosul to add an extension to the back of our house.
1) Crew was very punctual, and showed up every day (including Saturday) until the job was completed. They were late just one day (by an hour or two), and Mohammad promptly called to explain the situation.
2) Mohammad spend at least a half day each day at my home supervising his crew and making sure that the work was up to his standards.
3) Mohammad was generally very receptive to my concerns throughout the project, and was eager for me to be a happy customer. He was very easy to work with.
4) The quality of work was generally good, and no corners were cut. I would say that there were some minor things that I had to point out that needed to be revisited, but even then, Mohammad was always willing to remedy the situation in one way or another.
Considering the scope of the job, which covered almost the whole house (while my family and I were still living there), I would say that the whole crew was generally careful and considerate. I would definitively recommend Rosul contracting, and would use them again in the future.
