The bluestone installation is flawless, the stones look great, and are well graded to send water away from the foundation of the building. This was tricky considering the placement of my basement windows, which allowed for no leeway. They included at no extra cost a soak away drain in the middle to prevent flooding as well as some cobble stones to surround the front hedge.
The crown restoration and paint job also came out fantastic. two corbels were missing from my cornice and they had some fabricated to match. You would almost never know they were not original.
The stoop overall came out pretty well. I'm very happy with the steps, and the color. The sidewalls are close but not perfect. I think they did not measure 100% accurately from my neighbors stoop so the angle of the slanted side walls does not match the angle of the steps. It is about 3 or 4 inches taller at the bottom and looks a little odd from certain angles. I didn't quite notice it at first until i was looking closely, so maybe I am the only one who will know that it is off, but I am the one who has to live with it. Also the workers were trying to eyeball some semi-round cuts in the walls above each step. This looked terrible and there's no way they would have ever gotten it right, despite their assuring me they would. I had to cut out a form myself from cardboard for them to make each curve the same (I drew a curve in photoshop, printed it out and traced it onto the cardboard for them, then cut it carefully with an exacto knife.) I find it very surprising that I had to suggest this technique to them as though they really had not thought of this. These guys' English was not the best, so sometimes i felt it was difficult to communicate with them.
The other problem was with the granite curb installation. We had spoken, prior to installing it, that the threshold of the curb, where the gate to my fence goes, would be centered to the stoop. Somehow this did not happen, even though it was discussed specifically. The threshold was measured wrong, and so it is off center to the stoop by several inches. Again, maybe I am the only one who will notice this, but I must live with it.
Finally, after the workers came back a last time to clean up the work area, somehow the granite curb became stained black. Nobody was able to give me an explanation as to what made this staining appear, nor did the workers want to accept responsibility. This was frustrating because i had paid extra for the granite as opposed to a concrete curb, for it to look nice. And the stains make it look 30 years old instead. It's my hope that over time this will fade, and I think since i first noticed it, it has faded a little.
I would still recommend this contractor, because i think the positives outweigh the negatives, though the mis-measuring of the sidewalls and the threshold are troubling. It goes to show that you really need to keep an eye on people, even if they have the best intentions. I would only see the work in the daylight each morning on my way out the door to work, and would return at night after dark, so it was difficult to make sure every detail was perfect as the work was being done. Overall however, I now have a beautiful front yard and stoop and cornice, so I am happy. They are good people and Mohammed was good at communicating.
They 1. were lovely to work with, 2. came on time exactly when they said they would, 3. allowed me to take a "break" for a week without complaint, 3. did excellent excellent work on an historic home (that had a lot of "funky" stuff going on), 4. were smart about the inevitable stuff that always pops up on a complicated, multifaceted job, and accomplished it all without any complaint or short-cuts, and 5. were very reasonably priced (I risk saying inexpensive but I intend to use them again and don't want this to go to their heads).
Mohammed is an incredibly knowledgeable engineer and contractor, and his team, led by Kahn, were excellent in every way, too. And we had several other teams from Rahmann (names I will misspell so won't try to write out), who were equally excellent. Mohammed understood who would be best for each specific aspect of the job so he put the right guy on for each. (I stopped questioning him and trusted his expertise -which was the one smart thing I did besides hiring Rahmann in the first place). But his entire crew are simply wonderful, each and everyone of them. Really.
They came inside to retrieve things and use the restroom, and were so respectful of our home, inside and out, as they worked. It was truly remarkable. They had a young man, Jered (not sure I got the spelling right) who did a terrific job on the site keeping it constantly clean, running to get stuff that was needed, making sure all doors were closed when work was going on, respectfully finding me when approvals were needed, etc.etc. This is a really useful position and you should insist on paying Rahmann to have a runner!
This is your ideal contractor. I have only praise and gratefulness for their skills, their professionalism, their respect for our home and our specificity in the outcome, and their great sense of humor, too, which works wonders when things get dicey with an old house.
