Now is when you need an objective professional Home Inspection. Are the mechanical systems sound? How old are the roof, boiler and appliances? Are the defects you see merely cosmetic or signs of deeper problems? What about the defects you don't see (after all, love is blind)? Is the house merely quaint or is it inefficient, improperly constructed, or even unsafe? I am a New York State Licensed and insured Home Inspector with 35 years in the building trades. By law, only a NYS-licensed Home Inspector may perform Home Inspections in NY. Always ask to see your Inspector's New York State license. I am a member of NACHI- the National association of Certified Home Inspectors. If you are buying a house, condo, or co-op you need a home inspection to protect what will be your biggest investment. I inspect 1-to-4 family homes, condos and co-ops and provide an easy-to-understand written report with photos clearly showing all areas of concern and what needs to be done. This report is also web-hosted and can be viewed online if you can't wait for overnight mail. I inspect 7 days a week by appointment. Within a month of moving in, I had to call a plumber to have my drain snaked. Turns out that the low grade labor the builder used put mortar, drywall, and all types of other debris in my sewer trap. Mike hadn't checked this because when he came out for the inspection the water was not on.
Turns out if he had just glanced at where the sewer trap was located he would have noticed that there were mounds of debris covering the trap itself. The plumber had to dig through 4 or so inches of debris just to get to the uncovered trap.  Mike is a nice enough guy but this is something that I believe he should have caught.

Mike just performed an inspection for us on an older home (early 1900's) in the Ditmas Park area of Brooklyn.  Because he resides in the area he was extremely knowledgeable of this particular style of home and what to look out for.  He identified all of the problem areas and helped us to understand which issues were DIY versus which ones required outside help (i.e., plumbers, electricians, etc.).  He also took the time to explain to us how things work and to provide some general maintenance / upkeep recommendations to keep the house in good working order.  His report was thorough and provided in a very timely manner.   Highly recommended.

He was easy to work with, punctual, thorough, pleasant and responsible. Because of his extensive experience with older homes, he was able to compare aspects of our prospective new home (like heating and cooling systems, electrical upgrades, window conditions, etc.) with comparable houses in the neighborhood, which gave us greater confidence in moving forward. He was able to discuss various options for how we might want to address different repairs or conditions if we do buy the house. He was a pleasure to work with!
