"I was called in to give an estimate on a leak in the stoop of this job location. After telling the customer several times that the leak has to be repaired from above the stoop next to the main entrance door, she insisted that the repair must be done from inside the vestibule wall, therefore I told her to find someone else."
This was a very positive experience, from start to finish. The company owner was very professional, responsive, and provided me with a detailed description of the work in the contract we both signed. I don't remember how long the job took, but I think it was about 8 days. The two men who did the work were good - steady, careful, and cleaned up.
At first, I didn't think I needed the concrete ceiling under the stoop taken down and restored. The ceiling had a little 'give' in it: he knew that wasn't good but I couldn't believe it needed to done after just 10 years, It turned out that the previous work I had done had effectively dropped the ceiling about 4 inches, and now that additional headroom is restored, which is great. He was 100% right. I was adamant about not going over the 10K, so I gave him an argument about this part of the job. As I remember, this piece was going to put it over 10K, but he agreed to not charge me any more for the ceiling. As it turns out, I chose to have one of the two walls under the stoop left with the exposed brick, instead of re-concreting it (which I think represents more work than leaving the brick), so his willingness to compromise on the ceiling was a little rewarded. Also, I asked for some extra pointing around the basement windows, which he didn't ask additional for.
The men matched the color of the new mortar to the old very well. There is a small spot on the facade that they pointed last where the mortar is way to dark and is noticeable, but it's not a big deal. The brownstone ledge looks really nice. Late in the job I asked if the concrete squares could be done in a brownstone color instead of gray. He balked at this for some reason. He did agree to mix the concrete a little darker, but I don't see much of a difference. Again, not a big deal.
I recommend Malek and will definitely contract with him in the future. Besides masonry, I believe he does many other types of work, including exterior painting.
He was on time for estimate (always), on time for work (always).
On the back wall of the house, the crew had to chip off the old coating on the brick back wall, do some repointing of the brick, and then resurface with new waterproof material. We also had them demolish a cement stoop which we were going to replace later in the summer with patio etc. and to repair the chipping cement around the exterior basement door and repaint the door.
We were not 100% satisfied with his work this time. They did not take off all of the old coating as we had expected, and the new coating was different than requested, we had asked for coating like a neighbors which we pointed to, but it was an entirely different material which is not as smooth and finished looking as the other. The color was much brighter, which we had him correct, though still more bright than our choice. The texture of the old material which was not scraped off, still shows through. The cement work around the basement door is cracking again. The crew cleaned their paint brushes on our fence post, the color is still there.
The demolition of the cement stoop was done, and that was quite a bit more work than expected.
However they did not advise us that we needed more work done once it was demolished, and so we have sustained flooding in the basement and are now trying to find someone to deal with that.
This particular job is in CONTRAST to the two other times we have used them. They had done an excellent job on the front of the house. The brownstone work is superb, the brick cleaning and repointing good, the paint they used on the metal is still holding up since 1998 or so, in contrast to other houses on the block which are peeling. Again the best was the brownstone work, it has held up well and their detailing is some of the best, the work looks like an artisan did it, much better quality than others near by. Their price to do the whole front originally, paint stripping, scoring stone, repointing brick, rebuilding brownstone and stairs, stripping and painting bay, was $8000 which was a good bid at that time as it took them up to two weeks to strip it, repoint, rebuild..paint.
Conclusion: DO NOT HESITATE to use Malek for your brownstone and detail work. He is top quality and has done other houses on our block with similar comments from my neighbors. But for more mundane work, you might find someone else to do a more satisfactory job.
