At the date of this writing, I've lived in and owned my coop for 5 years. In 2017, I had the unfortunate situation of having being assaulted by a renter of one of the units owned by Veritas Property Management (specifically managed by Sandy Adelsberg.) I of course promptly provided Ms. Adelsburg re: details of the attack and the context of the man's behavior. Although she initially appeared helpful, Ms. Adelsberg ultimately chose to protect her income stream with her renter - who had an expired lease and is known by many in the neighborhood to be violent. Sandy further refused to respond when I informed her that the man had threatened me repeatedly, causing me to fear for both mine and my family's safety. Thanks to Ms. Adelsberg’s lack of action, he assaulted me again a month later, and 911 had to be called. As a result of Ms. Adelberg (and Veritas Property Management's) reckless disregard for resident safety, I have been traumatized and no longer feel at ease in the home I spent our family's savings purchasing. It is also my understanding that Ms. Adelsberg has resisted having fire extinguishers placed in the hallways of our coop, because she would rather spend the building's funds on "artwork." In other words, she is a danger to the safety of residents in any building she manages. As others have noted across the web, this is a pattern of conduct with this company. In 2011, Daily News wrote on Ms. Adelsberg being cited for multiple safety violations re: a HUD contract in Crown Heights. (HUD subsequently – and understandably – removed her from the project.) It’s also quite informative to Google “Pelham Bay Owners Corp”. On June 26, 2013, Harrin K. Platzner was forced to address Ms. Adelsberg and her Partner’s “misappropriation” of $100,000. In our own building, Adelsberg has a renter who was unfortunately in a domestic violence situation. Ms. Adelberg’s shockingly anti-woman reponse: sending the victim a letter telling her to “be more considerate of her neighbors and create less noise.” This is not an exaggeration. If you want your money and safety assured, avoid Veritas Property like the plague.
