It went very badly. First, Mr. McCoy took about 3 months to submit the appraisal. I paid the bill right away, but then realized that the house was appraised incorrectly -- more than $100,000 over the true value. In my own research I found that the comps used by Mr. McCoy were in no way comparable to the house being appraised, and Mr. McCoy's shoddy research missed houses right on the block selling for very much less -- INCLUDING THE HOUSE NEXT DOOR! If he had found these comparable houses, as I easily did, he could not have submitted such an incorrect appraisal. So incompetent research and incorrect t appraising is the first problem with The Appraisal House. I contacted Mr. McCoy to explain his mistake. He acknowledge his faulty research and promised to correct the appraisal if I would send it back to him, which I did. But he also said "I thought you wanted a high appraisal." To me this is unethical and perhaps even criminal, as it shows no concern for doing an honest appraisal -- one that reflects the true value of the house -- which is what I hired him for. It seems Mr. McCoy will appraise a house based on the client's wishes (wink, wink), which I find dishonest. As you can imagine from this story, Mr. McCoy never corrected the original appraisal -- which we no longer need since it's been more than a year later and we no longer need an appraisal. So we paid him $450 and got absolutely nothing. Mr. McCoy refuses to refund the $450 or even acknowledge my numerous communications. He kept the money but never delivered an honest appraisal.
