"Thank you for writing the review! It takes about 10 satisfied customers to write 1 review. It is a “ selfless” act which is much appreciated. I know you took your time in writing this one, like you do with everything in your life, not rash in your decision making , but well researched and thought out. , the sign of a “ true professional.” Additions are notorious for having problems where the roof meets the main house roof. Typically, there can be inherent design flaws requiring creative problem solving that exceeds the ability of most roofers. Only those roofers that have the experience in solving these types of challenges are equipped to make the necessary corrections. There are no instructional trade Manuel’s available to address these problematic issues. Residing in our Northern climate requires a roofer to modify and adapt different installation techniques for the extreme weather conditions, not found in our southern states. As you can surmise , most roofing companies adhere to a “ strip down “ version of a basic roof install. When you, the homeowner, experience water leakage during a storm, the roofer who did the job is usually clueless as to how to make effective corrections. That’s where we come in, take care of it, if you leak, or if we are doing a complete tear off, provide you with a water tight fit on the first install. "Thank you for your appreciation of our work ethic. I am most often asked about the vast difference in roofing estimates between high and low bids. While it is a very good practice to receive quotes from multiple vendors when your home is in need of repair, there are many factors to consider when evaluating quotes. Here are some questions you should be asking your contractors to help determine if a quote is legitimate. - larger companies buy materials in volume so their quotes may be a little lower, but with higher number of emplyees, supervision becomes more difficult and quality of work can be compromised - What benefits are offered to workers? If bonuses, retirement accounts and health insurance is offered, workers are more loyal to employer and take pride in their work - What training is provided to workers? Is continuing education offered? This indicates a willingness to invest in workers and can improve longevity of staff, increasing quality of work. or do they participate in other home improvements such as kitchens. driveways, additions? Specialists become masters at their trade with consistent practice produceing higher quality of workmanship. But a company specializing in roofing pays higher insurance premiums increasing costs. - How many years has the company been in business?- Roofing companies have a high failure rate, { approximately 90% do not make it past the first year}.Consider the impact on service promises. -What is the company"s record in providing service to customers if something goes wrong? Ask for references. What is the credit score of the company. A solvent company has the resources to complete the job. -What is the company"s ranking with local watch dog agencies such as the BBB, Angies List etc.? -Is the company using sub-contractors? - indicates a hands off approach to business -Is a material and workmanship warranty provided and is it submitted in writing by the shingle manufacturer? Have they taken accurate measurements? A sattlite take-off is extremely accurate and worth the money to obtain. Low ballers will ask for more money if they made an error in their calculations and usually have add-ons once the job is started. The low end quotes are usually provided by contractors who take short cuts that can result in using materials that are seconds or sub-standard or on clearance for that particular line. The high end quotes are provided by companies who pay high sales commissions. Watch out for high pressure sales tactics and anyone who demands that a contract is signed immediately. Typically a customer chooses a contractor that lies some where in the middle in regards to the price of the total job.
