Where should I even start. The inspection took about 2 hours.  He gave me some minor repairs that needed to be done.  Since moving in to the house all the following things where missed. The washer was staged there is no pluming from in the garage where the washing machine is located. The pluming goes half way down the yard so the washing machine was unusable. The estimate I received from my plumber was 7K. We also had an infestation of mice and rats that he didn't detect. The sink in the basement was just dumps to the garage which he also did not find.  The kitchen sinks plumbing was patched up with tape. Which cost me another $800.00 to fix.  Over all it was just awful. Had my inspection been a good one I probably would not have bought this house.

Carl Satina is a consummate professional.  He has a state-of-the-art infra-red camera that reveals extraordinary detail not only about heating/cooling/insulation issues, but also about leaks, humidity, even rodent burrowing.  But it is the man operating the camera who makes it all work.  He started outside the first unit and pointed out uneven pavement and said the condo owners would be liable if anyone was injured.  At the second unit, he noted that a  front-planting retaining wall was slanting over and needed to be replaced or straightened.  He does a roof to basement inspection including crawl spaces.  He tests everything -- heating, cooling, all light switches, all electrical outlets, all water sources.  He runs every appliance from ceiling fans to clothes dryers.  He inspects the electrical wiring and circuit breaker wiring.  He checks the utility meters for proper wiring.  He checks to see if windows open, if outside a/c compressors are properly footed and level, if the garage door opener works and if it has a safety reversing function.  He checks the door from the garage into the living space to see that is in code.  He pointed out the ducting of the clothes dryer was very inefficient because of the number of elbow turns it took, and suggested another way to duct the dryer that would eliminate the problem.  He was intelligent, knowledgeable, thorough and, as I said at the start, professional.  In a day or so, he e-mailed a comprehensive, 35-page report to me, and a file of 40 photos he took, summarizing his findings.  I've found a place now, thanks to Carl Satina.  If I ever look for another one, he will be the inspector I go to.  He's simply the best.  And his price -- especially given that he provides information from his amazing infrared camera -- is remarkably low.
