Brian, Steve, Kevin, and Rick are professional, arrive on time, and work consistently through the day. Brian is an excellent carpenter and pays very close attention to details. Steve is an excellent all around "handyman" and painter/stainer who takes pride in doing a job well. Kevin asked and confirmed where items were to be installed, and performed a wide variety of tasks well, including the demolition, insulation, and moulding installation.
On this job subcontractors were used for the plumbing, electric, tile installation, and shower enclosure installation. There were numerous issues with the plumber: water pipes run on incorrect side (hot on left side) inside the wall of one shower when there was no need to reverse them because they were completely new runs from the basement immediately below the bathroom; the pedestal of the sink was installed upside down; the toilet was not seated properly; and the shower valve was installed incorrectly because they did not account for the reversal of the pipes in the wall which caused the temperature adjuster inside the valve to malfunction. All the plumbing issues were in the first bath to be remodeled. I spoke to Rick about the problems and I fired the plumber hired by Vann Remodeling, then I hired a plumber of my choosing to correct the issues and finish the installations in the second bathroom. Rick adjusted the cost of the plumbing portion of the contract, although the adjustment covered less than a third of the cost of the new plumber.
The electrician installed the incorrect type of timer switch to control the exhaust fans. I found the error when I read the boxes and insert materials. I called the switch manufacturer to confirm and was told the installed switches were not applicable to service devices with a motor; they were for use with incandescent lights only. The manufacturer's service representative gave me the correct product number to use for the exhaust fans. I called Rick, who called the electrician and he corrected the switch installations. The boxes clearly stated the switches were not for motorized devices. Mistakes happen, and I'm glad that I ask for
all boxes and inserts for all materials be left for me to review and dispose or keep for my records.
The tile sub-contractor did excellent work. The tile contractor did a masterful job of designing the wall installation to avoid the the shower fixtures and light switches interfering with the decorative design, and accommodating the floor design to account for the unusual shape of the vanity base in the larger bathroom.
The shower enclosure installations went perfectly. In one bath it is a corner-angled enclosure that is framed, and in the large shower with the bench it is a frameless all glass enclosure. Precision Glass and Mirror did the installation, and I highly recommend them.
In 2010 when Vann Remodeling redid the family room and half-bath a drywall sub-contractor was hired. This time the Vann Remodeling crew did the drywall finishing. That is not their specialty and unfortunately it shows as some of the screw heads and tape lines show.
The carpentry work they did is excellent. They installed a linen cabinet, vanity, and wall cabinet in the bathrooms. The door replacements and new moulding installations surrounding each door and bathroom window were professionally completed.
Steve did a professional job staining and finishing all the windows, painting all the new moulding and doors, and both bathrooms. The final charge for the window refinishing was increased by over $800 from the original estimate. This up-charge was added because Rick did not originally account for the grilles in all the windows, even though the grilles were in the windows when he came to do the estimate.
The largest issue I have with Vann Remodeling is that the estimates are a paragraph with a total estimated price, and not an itemized cost estimate. That makes it difficult to know exactly what is and isn't included in the price estimate--for example the window grilles and cost for the work to be done by the plumber.
Vann Remodeling has done several jobs for me including: building a 10x12 shed with concrete floor; replacing all the windows, including a large picture and a bay; gutting and remodeling the family room and half-bath/laundry room; and remodeling a three-season room. Any work that involves carpentry and painting I would highly recommend them. If there is plumbing or electrical work be aware that Rick will be hiring sub-contractors and as I learned with this job, sometimes there are problems with them.

Kitchen and Bathroom Remodel, Siding Service
I would highly recommend them. I was neutral at first because I knew nothing about them. We had them two more times. We had them three times. The carpenter was wonderful. He was friendly and very competent as well as the other guys who did the siding. They were extremely competent and they were fast. They did the whole kitchen remodeling in less than a week. They were even working in a hundred degrees and their boss wanted them to go home but they didn't want to.

1. In the master bath, they installed new: sheetrock on walls and ceiling, old interior wall removed, top subfloor removed, plumbing and vent pipe removed and relocated. New: vanity, countertop, over the sink mirrored cabinet, over the toilet cabinet, towel bars and toilet paper holder, new sink and shower fixtures, glass shower surround, shower base, tiles on shower from base to ceiling as well as the floor, "pebble mat" flooring installed in front of sink, accent tile in the shower with two inserts, all new window, doorway, and floor trim.. The new fan/light and over the sink lights were installed (purchased by me). I painted the ceiling and the walls, as well as the trim.
2. Old doors and hardware were removed and all new installed. This was completed over the course of bathroom being done. The odds and ends were all worked in during bathroom completion as well.
There was an initial hold-up when the shower base arrived damaged (not Vann's fault). Once the base was ready to go, the timeline for completion went as planned. It took about four and a half weeks for completion. There were four interior doors that required extra work to have them hang properly, and all doors hang beautifully now.
3. Gorgeous new front doors fit like a glove, and are absolutely air tight - no drafts here! It took about half a day. This was done about a month after bathroom rennovation.
With all jobs, Vann hauled away all debris and thoroughly cleaned areas each day before leaving. They were very professional, punctual, respectful, and clear about when/what they were doing. We are very pleased/satisfied with their work and look forward to having them do our next project!

Rick Wood met with us many times and presented a variety of options for redoing our kitchen and master bath. We were delighted with plans that we had never considered and decided to do all the suggestions recommended.
This project began with me wanting the hanging cabinets over a peninsula removed and having the washer dryer moved to the upstairs master bath.
Using their plans our home looks 100% better. I have never had such conscientious and professionals workers. The job went exactly as presented. It took exactly three weeks from start to finish as we were told it would and that included little glitches that cropped up along the way. These glitches were issues with our house - not Vann issues.
Every worker was courteous and respectful. They arrived promptly every day and cleaned up before they left every evening. I never heard one person swear in three weeks!!

It is a well oiled machine that works flawlessly.
