We came to this GC through our architect, who has an ongoing relationship with him. The architect did some managing of the work, and we found that we needed to do the rest. Close attention helped us get the work done as we wanted it. When we were there, the GC asked us how we wanted problems solved. When we weren't there, he solved them himself -- and usually we like what he'd decided to do. The work was overall of good quality. Some of it required multiple passes to get it right, but the contractor was responsive and it ended well. Changes to the original plan were fairly expensive, but easy to make and well executed. The subs used were skilled and generally professional. Two new bathrooms were very well done. The only quality issues were 1) a nice old floor was protected at first from construction traffic, and then at some point protection was abandoned. The GC refinished the floor at no charge, but didn't quite match the color, and we hadn't wanted the floor refinished in the first place. 2) After a long, fairly clean project, the last sub (who fixed the floors) absolutely covered our house in sawdust, which I'm sure our young kids have been eating and inhaling ever since. 3) A roofer who the GC located for us did just an okay job, not up to the standards of the GC. 4) Some bits and pieces of custom molding that had been removed for painting were thrown out during clean-up. We could have avoided those issues by paying even closer attention as the work was underway. One thing that we still wonder about: we had some roof decking done around a skylight, and there mysterious leaks appeared in different parts of the room below. The GC came back several times to make fixes, including a month or two after the work was complete. It's a little hard to tell whether the leaks are really fixed (are those old paint bubbles or new ones on the wall...? Is that window frame rotting because of a roof leak, or something else?) Any decking/skylight project poses a risk, and we just don't know how to rate that part of the work. A note on prices: We were able to adjust the overall price of the project to get it within our budget. For subsequent adjustment, prices weren't great in some cases, but fixed -- the contract was very specific about what work would be done, and the price was the price. For some projects that we added on, the price quoted seemed high, but when we looked in detail at the quote we were able to identify services that we could cut.
