In short, after four years or so, their work on both properties has been shown to be consistently substandard and sloppy, as observed by the condo associations and current residents of both properties. Problems have included water leaking through the wall into the basement, gross violations of code with the boiler/heating systems, plaster material on the side of the house crumbling off because it was improperly bonded, and similar problems with the stoops on both properties. A thin shell of material has begun crumbling off the stoop steps in large amounts, because it was not properly bonded to the concrete it's covering. Worst of all, a very destructive water leak resulted from one of the builders hammering a nail through the baseboard and into a water pipe inside the wall. The nail slowly corroded over time, until it no longer could plug the hole it had created, and water started to leak out. Extensive water damage resulted from the third floor all the way to the ground level. Despite photographic evidence (see picutre below), Dynatec accepted no responsibility for their shoddy and destructive workmanship. Lastly, A roof leak recently developed in one of the buildings after heavy snows, which had also been a problem a year ago, and which they worked on back then, but failed to seal properly. The roof is still under warranty, but they have refused to respond to the warranty claim. One item in their favor - we and other contractors we've hired the past couple years have noticed that their work on the wooden floors is top notch. Other than that, however, for both brownstones, the examples of poor workmanship go on and on. If their work on these properties is any indication, Dynatec can be trusted to do the poorest job that they can (or can't) get away with. Description of Work: This contractor was hired through a NYC government program sponsored by the Dept. of Housing Preservation and Development (HPD) to do a gut rehab on two distressed properties (brownstones) in Harlem on 126th St. They completely redid the stoop and the interior of the building, including floors and walls, electric, plumbing, heating, and cable.
