"A building permit was applied for. When I went to pick up the permit, the resident of the home was nervous as after completion of job in that town an inspector comes out to verify everything. She stated "We probably wont need a permit out here where no one really comes around or will see". The homeowners house had many issues both inside and out which were out of date and not up to code and the resident did not want an inspector out there. She removed our permit from the window. After our work was complete, the inspector came out, assured us that our work was installed properly and up to code and the resident had to update all of her electrical and use proper insulation etc. String line was absolutely used and perhaps the home owner isnt aware what string line is. Our trailer was not filled with debris, and we could not get it down into her lawn (sort of in valley) due to the lawn being very soft, had we filled it in front of her home, we would have been stuck. We also did not want to damage the customers lawn or plants. Our best option was to cover shrubs and lawn with tarps for protection and then carry the debris from her home into the dump trailer. No debris sat on her lawn. As soon as it came down, it was quickly removed and into the trailer it went. After that the entire yard was raked for debris we also ran our magnet. During the installation of the job, which was in the dead of summer, a thunderstorm came, and her roof was tarped off immediately to protect her home. The job was never "shut down". That is completely false. We knew of no water FLOODING her upstairs. We tried very hard to appease this customer and everything seemed okay until it came time for the inspector to come, her attitude quickly changed and I believe she did not want the inspector to notice the items she personally had to take care of. The inspector left her with a list of things she needed to do to bring her home up to code. Our roofing installation was up to code and proper per his confirmation. Her brother sought out our company and paid for the entire thing and he was happy with our work. Since then we have not heard from the resident in the home nor her brother about any leaks. If we had, we would honor our workmanship warranty- regardless of customer conflict- and solve the problem. In addition- our payment policy is the same for all customers. A deposit of half the contract price is required and the remainder is to be paid on the day of job completion. She refused to come out and pay us out of anger that day and we had to reach out to her brother in Florida for him to pay the balance on the job. Had our work been as bad as she is making it our to be, I strongly believe her brother would not of agreed to "happily" pay us."

While the work was being done, one of his workers put his foot thru the ceiling and disconnected the exhaust pipe from my hot water tank. He agreed to fix the ceiling but then never did fix it before he left. He also removed the broken pipe that led to the roof because it wasn't connected to anything (how could it be, one of his people broke it when they put their foot through the ceoling) and did not leave an opening in the roof for it. There is also a spot in one of the rooms where a board is pushing down the sheetrock that makes up the ceiling. I don't know if it was another spot were one of his workers misstepped or if it's part of the truss falling down. I'm going to have to get someone to remove the sheetrock to see what is going on up there and fix it.
Although he had agreed to replace all pipe flanges, he didn't. Instead, he just spray painted the old ones black to match the color of the roof. ( I later found out that they have to be replaced because they have a rubber gasket. If they are not replaced, they will leak before long.)
Although he had promised to cover the entire roof of the small addition with ice and water barrier, he did not. When I asked him why he had not, he said simply, that he did not want too.
He had also promised to completely level the roof. Although it was a little better than before, it's not level.
He also said he was going to use metal hangers to attach the 2x6's to the beam at the peak but he did not because the hangers had a lip on them that put the 2x6's at the wrong angle so they only toe nailed them to the beam at the peak. I also found out later that since the 2x2's had been built as a truss, the truss construction would give them additional strength that may not have required the addition of 2x6's.
He also did not put the money I gave him as a down payment in an escrow account as required by law.
While they were doing the work, they kept rewriting the proposal instead of adding additional pages to the proposal. The first time they did it, it was to, "pretty it up". They kept my original copy that time but forgot to keep the second proposal when they created the third one. I think they did this because they know the law requires complete disclosure of all materials to be used and prices for them before any work begins so there will not be any surprises for the home owner. The final proposal makes it look like everything was disclosed, when in fact, it was not.
He wanted most of the money in cash. When I gave him the balance of what I thought was owed ($5700) and asked him for a receipt, he asked me to sign the third proposal he had created, then when I gave it back to him he wrote down the total due as a $2100 price increase saying I had not paid him the $2100 for the plywood. I told him it had been included in the $6000 increase. He had even included it on the proposal the day before. He became angry, said he wasn't leaving until I gave him a check for the $2100. Since I live in a rural area where the police response time could be, at least, 15 mimites from the time you call them and because he said after I had hired him, that He had been in trouble with the police for assault, among other things, and because I am handicapped, I felt I had no choice but to give him a check but told him I would check the paper work he gave me and if it appeared he was double billing me would put a stop payment on the check.
Later that day I advised him that according to the paper work he was double billing me so I put a stop payment on the check. I also started looking into the work he had done and was preparing to take him to court but before I could, he was phoning me and threatening me saying I had given him a bad check and he was going to have me arrested. I spoke with the local police who said he could get me arrested if he protested the check so I had to pay him an extra $1600 instead of $2100 (he reduced the amount to $1600 probably because he knew he was double charging me) to get him to leave me alone. This brought the price of my roof which wasn't supposed to cost more than $7500 to a total of $13,100. Almost double!
I unwittingly hired someone with a criminal background to replace my roof and I got robbed!
He did not keep his word even when he put it in writing. He constantly just did whatever he wanted to do even when it meant going against his own proposal!
I found out after it was over that it's considered a scam to pressure you into signing a proposal when they first give you an estimate. It is also a scam to not fully disclose, as the law requires, all materials and prices before the work begins. It is in the top five roofing scams and is called, "The Elevator Ride" because the price keeps going up.
