"[Member name removed] asked to look at a basement wall and give her an opinion on work that had been done some years previous. She getting ready to sell the home and has some concerns. She said that a written report was not required and when I was leaving she asked for a report. A written report confirming what I saw will be forth coming. The client did not call me to ask about the report and the indication at the time of the visit there was no hurry. She seemed satisfied with my recommendation at the time."

They were great. I highly recommend them especially their completeness. They’re on time and reports were great because it’s complete. Responsiveness is very good, he got the report to me the next day. He was very nice and right on time. I was going to use someone else who I actually know a little bit and he did not even respond back. This one did.

Wynn was very professional and seemed to have a lot of knowledge.  He also seemed to have a good handle on what was good and bad about the house and what the cost would be for various items and upgrades.     He provided us with a report immediately.

I will be honest, i was not here when he did the inspection. My realtor was here with him. He did come highly recommended. I was told by the family member who was here that he was very thorough. He also sent the report of the inspection within an hour after completing it, which was great. The only downside was that i had a follow up question, and i don't think he ever responded to my phone call. I know that he has a good reputation in the area, so i feel pretty good about using him.

It was horrible!  We just found out the fuel tank has been leaking oil and there is a hole at the bottom which according to the repair people, would have been noticed if the inspector did his job correctly.  Do not use this man.  He is a scam.

"Hello, at the the time of the inspection 2 months before your family moved into your new home I did see any oil leak under the tank when I looked at tank. I am sorry to hear a problem developed at a later date."

Wynn was excellent. The home is an older home (1920) and Wynn seemed to have a lot of knowledge about older homes. He was thorough, but took the time to explain everything to us as he worked.  When the inspection was complete, he printed off the report from his laptop which he brought with him. He was also extremely pleasant to work with.

On the phone he talked like he knew what he was doing and I trusted him. He inspected the house without me being present, I met him at the house with my real estate agent after work. He told me some trouble spots, specifically about termite damage to the subfloors. He neglected to mention the full extent of the problem, it's the entire floor on the house that was cob jobbed. He also did not mention to me the damage to the foundation and the multiple cracks in the foundation. Mr. Hughes also missed a root growing the crawlspace. That's just in the crawlspace. He didnt bother to tell me about the mold in the attic as well. He definitely worked for the sellers and wanted to make a pay check. He used a general form that he had on his computer and just simply filled in the blanks. Needless to say, I bought the house and it has been a disaster. If you are looking into buying a home, do not have Peter Hughes inspect it. You will regret it, I have.

"A complete report was given to the member who arrived late to the inspection. I did indicate to her that there was extensive damage from termites in the crawl space. Also indicated she should get any verification of any treatment that done. Further investigation was also recommended by a Termite exterminator. Cracks in the foundation was not unusual and recommended they should be repaired and did not represent a structural issue. Mold staining in the attic was not active and with added ventilation did not represent an issue."

If you want an objective, competent, thorough inspection of your future home, DO NOT hire Peter Hughes. Not only did Mr. Hughes fail to check 50% of the required items listed on the ASHI website, he used my allocated time to receive phone calls setting up future appointments as well as spending 45 of the 90 minutes he was there writing up and printing out a form generated report. He also missed multiple rooms in the house - a room in the basement, a sunroom, and a bathroom all of which he had to be led back to (it was only a 1400 sq. ft. ranch home). He did not note in his inspection report mold or evidence of water penetration in the basement although he saw both during the inspection. Further he gave confidential information from my inspection report to the seller's agent at her request without my permission. His seller's slant was obvious. Just one example was telling me that, although the furnace was almost twenty years old, it might have sat in a warehouse for a while thus trying to justify the seller's claim that it was a newer furnace. Mr. Hughes is definitely NOT a buyer's inspector regardless of who's paying his fee.

"Please note that there was no defects missed in the report given to the member. It normally takes about 35 to 45 minutes to prepare a report on site so the client can leave the inspection with a complete report. In an 100 year old house moisture in the basement is normal and was noted in the report. Also I do not give the report out without the clients permission. All the rooms in the house were inspected and all items in the ASHI requirements were stated in the 15 page report given to the member. There was no compaint stated either during the inspection or at any time after the inspection."

He was at the house on time, did an inspection, set up his computer in the kitchen, ran off a report, collected his money and left. His written report did not include details that he included verbally and specific locations were miswritten. Once the errors were pointed out, he would not amend his report.

I was referred to Mr. Hughes by another inspector who recommended him. He was very courteous on the phone and was able to accommodate my schedule on short notice. Mr. Hughes arrived early, was very pleasant, and started the inspection as soon as we arrived. He walked me through the entire process, and rather than simply point things out he made sure I understood what he was looking for and why. When I mentioned my future plans to finish out the basement, he gave me a list of things that my contractor should do to minimize future problems. He answered any questions I had and even showed me the right way to open an electrical panel (there's actually a right and wrong way to do it...who knew?). He conducted a standard inspection as well as a Radon gas test, water test, and my favorite the Infra-Red Test, where he showed me areas where heat was being lost. I was found Mr. Hughes a joy to work with and would absolutely use him again.

Great! Very personable, and as I am in the military, and he is retired military, we got along great. Mr. Englisbe showed up on time, and was immediately off to work. All in all the inspection took about 60-90 minutes.

HE IS A NICE GUY, HE DID A REALLY GOOD JOB. WE MOVED IN 2000 AND AGAIN IN 2005. WE USED HIM BOTH TIMES. I WOULD RECOMMEND HIM TO A FRIEND. HE WAS VERY THOROUGH AND VERY PROFESSIONAL.
