Property Management
Everything was fine except when other services beyond basic management were required. Richard had trouble thoroughly explaining problems that were occurring with the property to my satisfaction. He tends to rely on a single contractor who hires subcontractors to perform repairs.
On two occasions Richard missed scheduled meetings with us. He did not notify us that he was going to miss the meeting and we could not contact him via his cell phone or management line. This is the reason I rated him low on Punctuality and professionalism.

Property Management
They charge a percentage of the rental amount and then they arrange for all of the up keep on the rental unit. They also screen tenants and show tenants the place. They prepare the unit between tenants. If there are repairs needed or cleaning needed I pay for the repair. They charge 8% of the rental to maintain all of this for me. So far I have no complaints. Thus far, I am happy with the performance.
