Looking back at your order, it looks like we quoted 3-4 business day turn time from the appointment to sending your appraisal report to you. The appointment was on 1/22/18 (Monday) and the report was emailed to you on 1/25/18 (Thursday), so I show that the report went on the 3rd business day after inspection which would be on time and even on the earlier end of range quoted. "Hello, thank you for your feedback. Presently we have three full time appraisers and three additional support staff. It looks like you were also matched with two other pros for this job... perhaps you are thinking of another company? We strive to provide top-notch customer service, in fact, we have NEVER had a two-star review before! I do see that your noted purpose of appraisal is "New Mortgage / Refinance." We do provide appraisals for that purpose (conventional, FHA, VA & other)... however... often times if you are obtaining a home loan, the lenders require that you use their appraisers or a third party appraisal management company. We would be happy to help our potential customers with these appraisals, but we always ask them to check with their lender first so that they don't end up having to order (and pay for) a second appraisal to meet their lenders requirements. "Hello sir. First of all, thank you so much for your business, we dearly appreciate it. The appraiser did the front exterior inspection and measurement of your home prior to knocking. Only a small percent of the time of an appraisal is needed for the inspection of the property. Sometimes on smaller homes and one story homes the inspection is much quicker due to the ease of measuring versus a house with angles, pop-outs, multiple levels, etc. Your home was measured and photos taken of each room. A great deal of time is spent choosing comparable sales, developing the appraisal report and determining the opinion of market value.
