We specialize in providing property management for single family homes. We provide all maintenance required to keep properties in tip top shape. We believe that the type of property you have is the type of tenant your property will attract. We believe so strongly in tenant screening and we do all the screening in house we would never sub this job out. We are happy to keep the owner as informed as they wish. We will provide you with the best property management service you will ever have. We have been in business since 1994 and still have clients with us from when we opened. Our average time on the market for our available rental homes is 21 days and sometimes even quicker. We inspect our properties every 6 months minimum, this is not a drive by, this a full interior exterior inspection complete with photographs and a written report. We are always available for emergencies if they occur. We love our work and always enjoy adding a new exciting property to our portfolio. Our tenants had their own nightmare with this company. If you have tons of money to throw away and don't care how it is being spent under someone else's management then you hit the jackpot with this one. As long as you keep saying yes to high estimates and don't question any costs or the quality of the repairs or - anything for that matter- then you're golden. And for everyone else - don't forget to: 1. Take pictures of every single appliance and valuable fixtures and their model/serial numbers 2. Put security cameras all over the house before it's rented 3. Document and save everything - EVERYTHING. 4. Wear waders at all times while communicating with them - you'll need them. They advertise a competitive management fee but made up for it by using their own maintenance crew to make more money by charging high repair fees - and on top of that doing horrible work. At the time our rental houses were taken over by them, two of the houses, which I must add - are nice 3,000 + square foot houses in a gated community that needed extensive repairs from bad tenants. We put tens of thousands of dollars into them for the repairs - the work was sloppy and unfinished and the yard was a disaster and all of the appliances had to be replaced - all of them (Two came up missing). There was no way we were going to pay for brand new appliances like they wanted us to (Really? Two of appliances already disappeared) and pay high fees for hook-up and delivery so I found good used appliances myself and had to find someone on two separate occasions to deliver each appliance on different days. I did not have a key at that time so I let someone at the company know about the delivery date and time and coordinated with them to let me in - both times when I got there I immediately tried to contact the person to let me in - no reply. I waited and waited but all my calls and texts went unanswered and I ended up having to leave the appliances outside. They said in their defense "That person is not the only one you could've contacted". Right? - Sorry - I didn't know that I had to be armed with a list of alternate numbers to call in the event this person would turn out to be unreliable - twice. Someone at the company told me in reply to my email questioning the high cost of things "We don't put used appliances in executive homes" - No? But you let people with children move into them with a big glass patio door broken with glass shards sticking out all over and the yard a weed jungle. The back patio door had been smashed out but they allowed a family to move in without it being fixed and the yard a complete mess with three feet high weeds and the front porch full of cobwebs and trash. They sent someone there to put the patio door in and the result was a horrifically bad job with a wet tar-like substance slopped around the entire inside of the frame. My reaction was that of horror and disbelief - is this a bad JOKE? We paid for THAT? When I requested it to be re-done all I got was arguments. They tried to blame the tenants by telling me that the tenants were told not to touch it until it was dry - the thing about that lame attempt to avert accountability - was that black substance they put all over it never dried - it remained sticky and rubbed off on everything that touched it a week later and after. Go back and fix it. We got arguments and the runaround through several emails before they finally sent them back to fix it with the door company's own admission that the job was bad. We dumped so much money into the properties and this is the type of repairs we got on top of the company's refusal to admit anything wrong on their part. After all those red flags we were forced to keep a close eye on what was being done and spent just to make sure we weren't getting robbed by the very company we hired to help us. We felt extremely vulnerable and were putting more energy into trying to protect ourselves than we would've in managing our own properties. And when we contacted them about things we felt weren't right we got bull#@*t replies and were made to feel like we were being difficult. We ended up terminating service and now they're trying to keep the money on all the properties (One last mule kick to solidify the scale of scum they are). Along with our money that they're trying to keep that is not rightfully theirs, they will also have their shady snakey reputation smeared all over.

So many problems with the house and appliances - pool leaked out over $100 a month in water bills .....THEN outta of nowhere they served a 30 day notice right before xmas on our 12 month of living there. Saying the owner wanted back in.. THEY GAVE US NO prior NOTICE We were ready to resign the 1yr lease, they pretty much took our 2600 deposit from us and charged for all kinds of **** to eat up our deposit. They sold the house to someone and they remodeled it - charged us for the trash removal and dumpster fees .. Then used the dumpsters for there entire remodel which was months after we were forced to leave...They like to charge extra fees and they have a really REALLY ****** customer service an old ROBOT SOUNDING LADY with programmed answers when you call. They even charged us for carpet cleaning...THERE WAS NOT A SINGLE PIECE OF CARPET IN THE HOUSE . SHOUT OUT TO Paula Meneses . YOU ARE THE WORST REALTOR EVER!!!!!!!!!!!!!!!!!!!!!!!!!!!! So far they are fine, I'm just still waiting to get a picture of the property after the lawn's been done but I've had to get on his butt a little. He promised me a picture and I haven't gotten it yet. I paid him 2 weeks ago. I'll probably try and call them later on. I've also paid them to take care of the garden. There as a bunch of weeds and he was going to have the weeds taken care of and send me a picture to show me it was done. When I get on them they are very punctual.

I utilize them presently and my mom utilizes them.  They are pretty reliable.  They are pretty good but I don’t realize I that I had found them on that.  I never have an issue with my tenants.  I think that the fee that they charges are reasonable for what they do for the most part.  I like the way they qualify the tenants.  Basically I like the tenant policy.   I don’t know how you would put that.  If the tenant is late there is a certain amount per day.  They have summoned days.  If they don’t pay within the summon day and eviction process starts and they shows to the home every six months.  Maybe it’s just because I’ve never had another property management company but I feel that that my investment is secure with them.  I’m still under contract.  They are my property management company and they have been since 2009.  They have been my mom’s property management since 2010.  They have been my mother-in-law’s property management company.  The approximate cost of service is 8% but there is a minimum and.  I forget what the minimum is but I pay 8%.  Their price is fine it’s just there are new things that I would like to see difference but not enough for me to move but they will do everything and I guess that was a property management company does is they do everything but some other things are little more costly but the basic property management I feel is a good price, a fair value.

They met with me, looked at the house, took pictures, told me what it would cost to handle it, and they had it leased within 2 weeks. They do a credit check on the person and a prior rental check as well. They have been nice, professional, and just super!

Anytime something goes wrong, they email me right away, and they take out any repairs right out of the next rent check. They work with a maintenance company too that is wonderful and works at a great price.

They manage over 200 homes and the woman I went with had been there for over 11 years -that's saying something!

We interviewed Paula, who is the property manager.  .  My husband was in the business for many years in another state and we were very impressed with her knowledge and answers to our questions.  They have been very responsive and have done everything they said they would.  They do a background check on tenants and placed a tenant in the property within about 30 days.  so far, we are very happy with their service.

Went very well overall. Contacted them in July to start performing services on August 1st. Visited with tenant. Followed up continuously with tenant when he didn't pay. Initiated lockout procedures after exhausting all other options. Worked with tenant and owner to find an amicable solution to a difficult problem.
