We had a new home built. Imortgage was a preferred lender of the builder. My husband and I were completely debit free. We had decent (not perfect credit) due expenses of the untimely deaths of our granddaughter and daughter in law. We were originally pre-qualified for a conventional mortgage. We had a substantial down payment. We knew our credit scores were close to meeting the criteria to qualify for a conventional loan. We specifically told Imortgage not to pull our credit to often due to lowering our credit scores. They pulled it FOUR times before we closed. We spent a lot of time and energy meeting the requirements of the lender in order to get the loan only to find out we didn't qualify for a conventional loan and had to go FHA which cost us 4,500.00 more in closing costs and 225.00 more in our house payment. I was a Real Estate broker/salesperson for 18 years. I know how mortgages work. If I could have used my own lender all of this could have been avoided. The closing was postponed for 7 days due to an underwriter condition that was impossible to meet. Imortgage's processor told us there was ways of getting around an underwriters requirements. My husband and I looked at one another and came to the same conclusion that this was an unethical practice. We also had been lied to throughout the entire loan process I also found out that this processor for Imortgage had a reputation of having to be pushed to get the loans ready to close and meet builders deadlines. Imortgage also chose the appraiser. The appraiser charged us 425.00 for the appraisal. The home was appraised prior to completion. When I read the appraisal, it clearly stated the appliances were in the home. They were not. The appraisal photos clearly showed they were not. Instead of waiting until the home was complete to do the appraisal, the appraiser reinspected the home to verify the floor coverings had been installed and charged us and extra $150.00 for the reinspection.
