"At HJ Design Build we strive everyday to make our customers feel they were treated fairly as well as receiving exceptional standards of work. We are very happy with the results of the 1,700 sq ft Mother in Law Suite and Garage/Shop provided to the customer. Along with handling the entire planning, permitting, development and construction process we also did major work on the interior of the exiting home by completing two custom bathrooms as well as floor plan changes. The entire property received upgraded power, water, and sewer as well as the inspections, coordination, application from third party providers as needed. Also, this project had several special variances and request needed when building a structure of this size in your backyard. All of these were coordinated and brought to approval at no extra cost to the homeowner. At the beginning of the project we had the above mentioned variance issues as well as several requirements for special inspections that the homeowner refused to pay for. These issues caused for a delay in the project. Once the construction of the project was ready to begin HJ performed the new schedule in the agreed amount of time. The project received it final inspection and certificate of occupancy per all code and guidelines required in this city. Even after this HJ allowed multiple walkthroughs with the homeowner and continued to complete any details they were unhappy with until they said the project is good. All debris and trash was discarded properly. Energy conservation is a high priority for building officials and if there were air and light gaps through the doors then we would not have received a final inspection. We asked the homeowner to show us these issues on our multiple walkthroughs and they could not show us. The homeowner opted for a garage layout and we discussed the stem walls required for garages several times. It is mandatory for a garage floor to slope from front to back. We hope our results speak for our company's standards. The final product was under budget for the homeowner and after initial delays the project was completed in a timely manner. The structure we provided is above market standards and was given to the homeowner below market cost. We provided R-39 insulation, 2x6 standard walls, rebar throughout the slab, 10 ft ceilings, 8ft garage doors, all the above mentioned variances, utility tie ins, and special inspections handled and taken to approval by HJ with no extra cost to the homeowner. We also provided a full building wrap in sheathing and 3 coat stucco for added durability at the homeowners request. The bathroom received a full custom tile shower as well as Bluetooth garage door openers, LED floodlights around, and LED cans and shop lighting. Finally we provided custom AC/Heat and a shop wash station all as special request for this homeowner. There is a two sided agreement when you start a project this size. The contractor has to perform his part, but the homeowner also has responsibilities they need to consider. For example, we decided for a smooth finish wall texture for the garage and on a Monday morning to see that the homeowner textured his own area then complained about the drywall around the plug covers is a failure of responsibility for the homeowner. Or telling a contractor to give a 24hr notice anytime he needs to enter the property and locking him out, even when you are available. Or not paying per the agreed contract. Or asking for new shower glass doors and removing walls after inspections for free. These are a failures of responsibility for the homeowner and prevents any project from ever being successful.
