The flat roof on our adobe-style home required re-roofing (about 1900 ft2 with garage). I researched the various elastomeric rubber products and consulted AngiesList for roofers in Santa Fe. Northway Roofing consistently gets good reviews so I contacted them and learned that their favored product for re-roofing foam roofs is GacoRoof (silicone). Gaco generally is reviewed well for flat roof applications over foam and appears to be at or near the head of its class for this sort of application. Expensive stuff, but given the issues we and others have had with trying to keep flat roofs from leaking, we didn’t want to scrimp. So, Northway was not the least expensive among the estimates I obtained. But given the quality of Northway’s reviews on AngiesList, we decided to go with them. I am glad we did.
We had some unexpected blistering in places with the first Gaco coating, and when I contacted Terry about it he was responsive and attentive to the situation. He arranged for a Gaco rep to examine the roof and help troubleshoot. It was determined that the best solution would be to apply another coat of product, which Terry offered to do at his expense. He stood behind his “satisfaction guaranteed” policy, which says a lot. The initial coat went on July 1, 2014. Santa Fe had an especially moist July and August, and as the roof needs to be bone-dry before this Gaco product can be applied, it took a while for things to dry out sufficiently to do the next coat. Terry hung in there, keep in contact, and as soon as things did finally dry out — two months later — he got to our house right away.
Because I don't expect to be in my present house for more than a couple of years, I chose Northway's option of $1885 for the routine upgrade. The repair was done in a month instead of the estimated two weeks. Four men arrived and spent about 3 hours on the roof. I had been told that there would be a "prep" before the repair but I was surprised when I phoned to ask when they would come again and was told that it had already been completed.
I have no idea as to whether I got good value for the price as I don't have experience in this field. One cannot really judge if Northway's assessment of the roof was "very good" just to get a smaller, but more or less guaranteed of getting the job, or that the other roofer was overly pessimistic. Similarly, I can't provide a reliable assessment of the quality of the repair but I do know that Terry was very personable. $1885 for 12 worker-hours seems excessive even considering all the overhead that Northway has with regard to operating a business of this type.
